Ask RiotACT: No condition reports for apartments in ACT?

I’ve been looking for property to buy in the ACT and notice that it’s compulsory to get a condition report done for a house, but not for ‘Class A’ properties like units or apartments. When asking around agents or others about this, the answer is usually just ‘look in the body corp minutes’ or ‘I’ll go with you and check everything works’.

My agent has been really good and got me in touch with some inspectors who will likely charge $5000 to $1,000 to look at a 2BR unit, but i’m really just wondering why this is? Is an apartment just so easy to check it’s just not worth paying someone?! Help!
