Got this in an email, thought some RAers might be interested.

SUBJECT: Moncrieff Concept Plan Community Information Night

The ACT Planning and Land Authority has commenced a planning study to prepare a concept plan for the future suburb of Moncrieff.

Moncrieff, which is located north of the existing suburbs of Ngunnawal and Amaroo and south of the future extension of Horse Park Drive, covers about 150 hectares and will provide for approximately 1,800 dwellings or 5,000 new residents. You are invited to attend an Information Night to share your views and comment on draft Concept Plan options prepared for the suburb with representatives of ACT Planning and Land Authority.

The Information Night will be an open display presenting further information and draft Concept Plan options. The Community Information Night will be held at the in the Library of the Amaroo School, Burdekin Avenue, Amaroo on Thursday 22 November from 4pm to 8pm.

If you would like any further information, please contact Steven Gianakis on 6207 1741 or at actpla.moncrieff@act.gov.au.

Yours sincerely

Sorry, forget to use the sarcastic tag…

I’d say 200-300 would be realistic.

450K?? Yeah right. For 1500m on a hill with a great view in Wells Station the prices were under 400.
Astoundingly Defence actually bought some of them and stuck ugly brick veneer boxes on them. So now there are places trying to sell for $1M+ with Defence dog boxes either side…

More in the vicinity of 180-280, average maybe 200 I’d think VY.
But reality is we won’t see Moncrieff developed for some years yet.
First up: rest of Forde and Franklin, then Crace starts next year, Bonner, Kenny, and some other bits I’ve missed I’m sure.

“Whats there to plan/review ? It will be like all those suburbs up that way… narrow streets with small blocks that either contained a squashed row of townhouses or houses where the roof’s almost touch. Complete with a single community grassed area.”

Don’t forget that blocks will cost approx $450k each, because it’s a lifestyle suburb…

For a start, trying to get the key collector streets laid out in such a way that, come subdivision time, all the other streets can be laid out such that the blocks allow for good passive solar design. That is, generally east-west for larger blocks and generally north south for little ones.

Moncrieff will also have a district centre a bit smaller than Kippax, so it’s important to know that will be appropriately located for good public transport links – it will be the end of the line for what ACTPLA and the NCA call the Intertown Public Transport network (potential light rail corridor).

Getting involved at such an early stage gives us/you a chance to have an actual impact.

Far easier than trying to change concept plans that are already in the works – there seems little mood for revisiting them with current-day planning techniques – witness what is being built in Franklin right now…
