2 weeks to comment on the Kambah Master Plan

Simon Corbell has announced the release of a draft master plan for Kambah with a very tight window for consultation.

The master plan outlines potential improvements that could be made to the centre over time. These improvements include:
• an extended central plaza
• new circulation for traffic including provision for a street which runs alongside the swale (floodway)
• two additional sites for retail development, either large scale (such as a supermarket) or smaller shops
• new opportunities for mixed use and residential development, and
• an extension of Kett Street down to Drakeford Drive.

You’ve got until just 16 September to get your thoughts through to Kambah@act.gov.au .

According to the media report, the proposals also call for removing a number of those pesky gum trees because they are messy and increase maintenance costs. Are these people, like, for real? I mean, OK, let’s rip out all the b!oody trees because they, like, shed bark and leaves and stuff. It is obviously not enough to being eyeing off every available space as a multi-storey-building-in-waiting, but those damn trees are an absolute liability.

I noticed that in the plan and wondered why they couldn’t just ensure better cleaning and maintenance. What Kambah Village needs first and foremost is a really good clean… and the problem isn’t just limited to Kambah Village. For years I’ve wondered why the Government doesn’t steam clean our pavements like they do in Europe. There needs to be more street sweeping, removal of rubbish, regular weeding and replanting of trees and shrubs around Canberra.

As part of its community engagement, ACTPLA emails a spreadsheet with siginfiicant DA’s on it to all the Community Councils in Canberra on a weekly basis.

2 weeks for 15000 residents to comment is not enough time. Simple. Probably the largest suburb in Canberra may need a bit more input than that. If they are offering up all that land to the property developers then I would hope all the money made is injected directly into the redevelopment (and not be another case of selling off more public land to make the govt fiscally viable).

As long as you’re not down there having a picnic when the torrent comes (or in the path of a floating picnic bench) you shouldn’t be too bothered…

Maybe you havent seen the area after a days rain, the whole grassed area becomes quite boggy, especially just south of the Burns Club, often with water pooled up for a day or two after we have rain.

I can’t decide if turning the floodway into a picnic ground is a brilliant idea or a dumb one. It does seem like a great way of utilising what will be a prime “swag” of land (unfit for development) but the possibility of a torrential flood sweeping along it bothers me.

I am aware of the distinction between ‘razed’ and ‘raised’, I just think the latter is more apt. A quick excursion to the Kambah Inn would make it clear why

Kambah Inn also sponsor touch footy, cricket and Gladiators Gridiron – they also host (free-of-charge), a number of fund-raising events for locals trying to raise cash for sports and health stuff…

I know ACT Gov’t mandate that a percentage of pokies revenue must be “given back” to the local community – but based on my observations (not many people playing the pokes – heaps of hand-outs), the Tav exceeds this requirement. Say what you will about the place, it’s locals or “the vibe”, but how many similar businesses shell out for their local community without a song and dance?

also the Kambah Inn will provide short term emergency accomodation very cheap. After we had a kitchen fire at like 8pm at night (over by like 10 but couldn’t stay at home) we got accomodation there, clean, safe, affordable..

I don’t know what’s wrong with the Kambah inn. The people there seem like regular people – they have crappy poker machines though… but the local liquer there is my prefered bottle shop at all times (open to 11pm bigger range than woolies)

I would like to point out that the owners of the Inn used to supply sausages and space to the local Scout group to run their sausage sizzle once other owners of the complex objected. The Kambah inn is also the sponser of one of the local AFL anc Cricket teams and ran many fundraising events for Kambah residents who lost their homes in the 2003 bushfires.

If you don’t like off-leash areas why wouldn’t you prefer a dog park instead? While I do like the off-leash areas so my pooch can run riot for a while, I also like the dog parks where all the dogs can socialise with each other in a controlled environment and I can sit back and laugh at their antics while sipping my take-away latte. Both situations have their pluses.

I am so looking forward to this Village upgrade…whatever they do will be an improvement and only increase the value of the area…and my little ex-govie.

Yeah the Inn has always been a blight on the village, even going back to the early 80s when I first encountered it. Terrible tavern and should have raised to the ground decades ago.

I agree with the first part of your comment. Why do we need a dogpark, when there are already so many legally designated off-leash areas? The grassland behind the service station (upto Sulwood Drive) is all off-leash area. If you believe its ridiculous, then dont just complain about people doing it, plan to get the off-leash laws changed.

Apparently we’re getting 2 supermarkets (with very interesting looking restrictive loading-dock access), a whole bunch of 6-storey apartment buildings, including a new street just behind the servo on top of the floodway, with more apartments. Strangely, from reading through this master plan, it sounds like the work is already underway and theyre just waiting for the required 2-weeks before they can really bring in the bulldozers (apparently Kett St and the servo upgrades couldnt wait).

One comment that I love, is fairly early on in the report (pg 5) there is a discussion about what people currently like about the centre. The points that get raised are ‘village feel’, ‘range of services’ and ‘convenient’ (including easy and ample parking). It seems like this report wants to destroy all 3 of those things we love about the centre, in favour of bringing in more commercial and residential development. With a big increase in residential, things like the village feel and the convenient parking, will evaporate.

Does this statement mean that you will put on-hold all developments, until after people have actually had their say? Or is this comment just to make it look like youre listening to the people, when infact the decisions have already been made?

Ive heard through the grapevine that approval for some developments has already been given the green-light, and the process is simply waiting for the consultation period to expire before they can start work.

I think they’ve been a bit too close the fumes from the service station. More shops and less parking, definitely the way to go.

It was only a matter of time before someone mentioned my local….

Personally I can’t see what it is about the Kambah Inn that earned it a “reputation”. That said, I have found that the people who label it rough or bogan have rarely (if ever) set foot in the place. Granted it’s probably not the kind of place you’d take your old lady on Mother’s Day, but IMHO there are far too few unpretentious pubs in Canberra. Not saying it’s perfect – but you’re unlikely to find a tight T-shirted arsehat having a crack at you for getting in the way of “their” football match down there (JB I’m looking at you).

that said, I’m also local to the area and I’m looking forward to the broader redevelopment. My feedback will focus on a safe layout and effective lighting of the area, as well as some sensible environmental design that actively discourages the bad elements from loitering after dark.

@Eppo – if you’ve not been to the Tav for a while I’d encourage you to check it out. It doesn’t pretend to be anything it’s not – but the locals are friendly, the pool tables are good and the beer is cold. If that’s too bogan then hand me my flanny and uggies 🙂

So it looks like they plan to turn it into a rabbit warren like Mawson shops?

I’m astounded to learn that “the centre is hidden from all approaches” (pg 4). It must be some strange trick of the light that I see when I drive past every day. They also plan to redevelop the petrol station as a 5 storey multi-dwelling residence “suject to future reduced demand.” Given the petrol station is currently closed to increase its tank storage capacity (if I understood someone else’s post on RA) this seems a rather optimistic plan.
