400 apartments planned for prime Stuart Flats site in Griffith

More than 400 apartments will rise from the cleared site of the former Stuart Flats in Griffith, according to the developer Morris Property Group.

The redevelopment will take place over three parcels of land comprising Block 23 Section 39 Griffith (4514m2), Block 24 Section 39 Griffith (12,080m2) and Block 6 Section 43 Griffith (2163m2) located on Captain Cook Crescent, Stuart Street and Light Street. The three sites sold for a total of $55 million last month.

According to the MPG website, the Stuart Flats Urban Renewal Project will also include a childcare centre, medical centre, guest house, and basement parking, with building heights ranging from three to six levels in accordance with the Griffith Precinct Map and Code.

There will be a mix of unit sizes in a landscaped setting, but most will be one or two bedroom, with only 10-15 per cent being three bedrooms.

MPG says demand has been low in the inner south for three bedroom units mainly due to the price. “At Kingston Place in Kingston and Governor Place in Barton (Stages 1 and 3) there were less than 10 per cent three-bedroom units and they were the last to sell,” it says.

Car parks will be allocated as follows: 1 bedroom, 1 space; 2 bedrooms, 2 spaces for half of the units, 1 for half of the units; 3 bedrooms, 2 spaces.

The child care centre will have one space/centre plus two spaces per 15 childcare places for employee parking; plus visitor parking of two spaces for less than 30 childcare spaces, three spaces for 30-59 childcare spaces, or four spaces for 60-90 childcare spaces, plus one pick-up/set-down bay per 10 childcare places.

The health facility will have four spaces per practitioner, while the guest house will have 0.5 spaces per employee plus one space per guestroom.

MPG is pitching the project at local downsizers, who want to move from existing housing into quality accommodation, without having to leave the area.

It says it will include extensive landscaping between buildings linking Captain Cook Crescent to the Light Street park, with a mix of native and deciduous vegetation incorporated into the design.

Other sustainable features may include passive solar orientation of buildings, stormwater capture and reuse on site, energy-efficient apartments with water and energy efficient appliances and the use of sustainable building materials.

MPG says that during construction, measures will be taken to minimise noise, dust and disturbance to surrounding properties where possible.

The company is conducting community consultation, making an initial presentation to the Griffith Narrabundah Community Association, with a public presentation planned when concept plans are finalised, ahead of the development application.
