Affordable Office Space in Canberra?

I’m looking for an affordable office to use in Canberra. Ideally what I’m after is a small office within an exisitng complex that I can rent out – like a consultation room at a clinic or chiro practice etc. I’ve looked at the Serviced Office buildings and when they have a free space they start at $330 a week. I’m not interested in having a secretary etc, I simply need a room I can consult with clients a couple of day’s a week and an office space to work in.

Any ideas? Civic or Woden (even Tuggeranong) would be ideal. Anyone out there with such a space wanting to rent it out?

It’s more affordable than it was two years ago, and affordability is steadily improving. That big crash the property bears talk about? It started almost two years ago and is happening as we speak.

Yeah I’m looking for somewhere to sublet in Belco and am finding it difficult. It seems like all the serviced offices are in the city and I’m not sure I could afford them anyway. I can BYO most things if necessary. I’d even appreciate it if there was someone else in my situation who would like to share a space and we’d find something together. I’d be lucky to be there half the time as I’m usually out visiting customers.

You could try some of the half empty local shops. Hackett still has one empty shop, but it has no office space – it was the hairdresser. Pearce or Torrens shops might have an empty shop.

You will have to push them for a 3 month lease though – they try to lock you in for 2 years. But if the shops are empty you should be able to get one for 3 months.

From my experience last year, you may find it difficult. I can’t think of a place I contacted that didn’t want a full time lease (7 days a week). If you’re not there, it doesn’t matter. Eventually I started looking at Fyshwick, but life took a small detour before I’d settled on anything.
