Ask RiotACT: How to find a copy of a Unit Title

Hello all,

So I am in dispute with my Property Manager who is attempting to claim a significant portion of my bond due to items that were already identified on the initial condition report.

I have decided to take the matter to ACAT as all the issues were clearly reported by myself upon first moving in. The Property Manager has also obtained official quotes for the “repairs” and the repair company has claimed GST, despite not being GST registered (I have also referred this matter to the ATO). I have repeatedly provided evidence that these issues were identified in the initial condition report.

One of the items my property manager is claiming is a dented frame on a fly screen. Now, despite this already being documented on the initial condition report, I’m also pretty sure this item comes under the Strata to manage and repair as it is on the outside of the property. However, I am unsure of this and don’t know how to get a copy of the Unit Title or any documentation that states it.

If you could point me in any direction of how I can obtain that information, it would be much appreciated. Cheers.
