We had a massive day, with 219 people through, versus I think it was 187 last year.

Yes you are right, yet many of the things that are being done wrong don’t cost more to do right. One of the reasons so many houses have no eaves is that in some councils, eaves are included in setback laws, so by removing the eaves, a house can be brought closer to the boundary (i.e. be made bigger). But this isn’t the case in ACT. The wall is on the boundary setback – the eave can overlap it (to a degree).

So why do we have eaveless houses here? Lazy builders not prepared to modify standard project home plans. And not prepared to educate their clients.

The really frightening thing about the newer homes was the sheer lack of foresight into the majority of houses around them. I know there are some additional upfront costs in going down the path you and others have chosen, but the resource waste that was evident in houses with West facing windows, or narrow north facing eaves in houses built in less than the last ten years is astounding.
