Could Canberra's apartment-dwellers soon enjoy a dedicated concierge in their building?

When you think of a concierge, you probably picture them in a hotel lobby.

Whether you need to book a theatre, organise a taxi or find out where to do your laundry while on holiday, the first point of call is usually the friendly face at the front desk.

But local strata, facilities, commercial and residential property expert Civium Property Group says concierge services are useful in other environments, namely those designed for high-density living.

Canberra’s new multi-unit developments are becoming more complex with each new build. As they evolve, they require a more dynamic approach to management and Civium is proposing a concierge service that it says will improve efficiency and convenience for strata residents.

Alex Boundy, general manager at Civium Facilities Management (CFM), says CFM was created in 2021 to further develop an expanded offering as its own entity under the Civium umbrella.

“CFM was created to fill a significant gap in Canberra’s onsite building management and facilities services by taking on a more tailored approach to a particular building’s needs,” he says.

“Concierge services are very common for strata in densely populated areas overseas, especially in iconic cities like London and Manhattan.

“The model is in its infancy in Canberra, but we are looking to change that to meet a steady rise in population growth as well as individual demands of residents who call these buildings home.”

CFM sees concierge staff as a resource to help the day-to-day strata environment run smoothly.

Being a permanent on-site fixture, the concierge will also become a familiar face around their building, creating genuine relationships with residents and fostering a sense of community.

“The concierge becomes a trusted source of knowledge for residents – many are on a first-name basis,” Alex says.

“Having eyes and ears on the ground of what is often quite a complex ecosystem means strata can respond more efficiently to residents’ needs.

“It’s equally about promoting a sense of connection and care – people buying into communities and lifestyles, not just buildings.”

CFM’s tailored approach allows staff to improve standards of care for apartment living according to demand.

“We continuously expand our offering based on the wants and needs of residents,” Alex says.

“We’ve had great feedback from those already accessing concierge services. They definitely appreciate the benefits.

“We have provided parcel and grocery delivery management, dry cleaning, transport bookings, and advice for those visiting our city thus far. We are even looking to connect daily services like dog walking and florist deliveries.”

Alex explains a concierge offering also becomes a selling point for the property itself.

“Of course, there’s a price point for having access to a bespoke offering like ours,” he says.

“The value-adding nature of concierge is really appealing for building owners and investors, as is the opportunity for growth in the market.

“Our team is pretty proud to be pioneers of residential concierge services in Canberra. We will see this space scale in line with demand for apartment living in the ACT, so it’s definitely a trend that will excite both future owners and property developers.”

Many people do not realise how expensive strata fees are, and how they increase every year.
The more ‘services’ offered like a lift, pool, gym, concierge – the higher the fees will be.

Would the Strata Manager be providing the Concierge Services?

All I can see is higher Strata fees for residents and higher rents for tenants.

Great idea, all comes at a cost

Having lived the expat life and visited friends with a concierge in their building complex, there was only one real advantage to the higher strata fees – someone to sign for your package post online shopping escapade. Sure sometimes people would be on a first-name basis, but it was always a shallow relationship between the haves and a have-not.
