The new suburb of Whitlam in the Molonglo Valley continues to take shape with a flurry of government tenders for its development.

Whitlam is being developed by the ACT Government through the Suburban Land Agency (SLA), and the first stage release in March of 80 single residential blocks went quickly in over-the-counter sales.

Stage 2 provides for 348 blocks, including single residential lots and multi-unit sites.

Tenders are out for the first release of multi-unit sites and stand-alone affordable housing blocks across Stages 1 and 2, as well as for the civil engineering and landscape works for Stage 2C, which includes 59 blocks – 58 detached and one multi-unit.

Eleven multi-unit sites are now for sale by tender and their size varies from those suited for boutique suburban dwellings up to medium-density residences.

The range from five to six-dwelling RZ1 sites in Stage 1 to the bigger RZ3-zoned blocks in Stage 2, which can accommodate 22 dwellings on the smallest to 40 on the largest.

All sites will be sold separately and the tender closes on 6 August. Settlement for Stage 1 is 30 June 2021, and Stage 2 is 30 June 2022.

The Suburban Land Agency is releasing 140 single blocks, 105 affordable and 35 others across both stages.

Builders and developers are being offered 19 affordable housing packages, ranging from five to 10 blocks, and in size from 175 square metres up to 461 square metres.

All affordable dwellings need to be built to the Affordable Housing thresholds design brief and sold to eligible buyers with marketing support from the Suburban Land Agency.

An $8,000 energy rebate is available to developers as an incentive to consider sustainable energy outcomes in their designs.

Each packaged lot also includes a non-affordable block or blocks that builders will be able to design, construct and sell to their own specifications.

Blocks that are valued at $300,000 and under also have the potential to be offered as land rent blocks to eligible buyers.

The tender closes on 20 August.

In May, the Suburban Land Agency sought residential home builders to partner with it in the Whitlam Display Village.

The Village, due to launch in 2021, will showcase sustainability innovations and aspirational living with up to 14 display homes, a sales suite and community events space, activated landscaped space, demonstration housing and a car park.

Whitlam will eventually be home to more than 2000 new dwellings.
