Grace at Forde opens

Chief Minister Stanhope has announced the opening of the Grace at Forde Apartments:

“The opening of the Grace at Forde Apartments in Forde provides affordable rental accommodation at 75% market rent, which translates to a saving of $92 per week for a two-bedroom unit and $78 per week for a one-bedroom unit,” Mr Stanhope said.

Grace at Forde has been built to a five-star rating for energy and sustainability and is close to shops and schools.

Any bold predictions as to how this is going to work out?

They still charged my boyfriend his half of the rent for Centrelink payments in my place when he was twice on 8 week penality of no payment a time. When he was under 21, they did the same thing, he wasn’t entitled to the dole cause he hadn’t been living with me 12 months and he didn’t have a letter from his parents.

The whole thing stunk to me but we paid it, what could we do? Newstart is 205.50 for a person in a couple or closer to 250.00 for a single, so the least most people are going to pay is 50.00 a week per person, in theory.

I would dare say that absolutely everyone would have some sort of income, whether it be a wage from an employer or some sort of Centrelink benefit or other pension.

From what I know DHCS will assess your income over a 6 month period to work out rebates etc. and as part of this they will also use information provided to them by Centrelink to determine income. If Centrelink say you’re eligable for a particular benefit, Housing will take that into account too, even if you’re not claiming it. If that was the case, I’d be heading down the Centrelink office to claim the benefit. I don’t think your boyfriend being naughty and having his benefit cut for a number of weeks would be a cause for a reduction in the rent rebate.

Although, having said that I would think that there would be avenues of appeal where someone else would review the rebate to confirm that it is in fact correct. I’m sure that there would have been mistakes made in an individual’s calculations at one time or another.

badly I would think….

It may be slightly different outcomes to the usual public housing. 95% of market rent for this compared to 25% of weekly income for normal public housing, which could be as low as $5 per week.. Forde is the most expensive suburb on average compared to all of the current new suburbs, I would hope Community Housing manage their tenants well as to not disadvantage other residents in the complex and suburb.

They would have managed 6 star energy rating but bulletproof glass doesn’t rate as high as double glazing.

High density, low income housing in an outter suburb….hmmmmm…. I don’t think anyone has to make a “bold prediction”.
