They say to dream of living in mansions and palaces predicts increased opportunity in life. Also that you should look at areas of your life that have not been developed or explored – there is a sense of need for a ‘project’.

If that is the case for you, we present 1380 Cooks Hill Rd, Yass.

Offered for auction on 7 December, this is a stunning country mansion. Rarely does a magnificent homestead such as this one come on to the market.

Staircase

Wide hallways, a wide stairway and a wide life awaits.

Generally very tightly held or passed down within families, properties like this are notoriously difficult to get your hands on.

This is a totally grand and imposing three-storey mansion, conveniently situated on a sealed road, on approximately 38.83 Hectares (95.95 acres) of land. The property is just 12 minutes drive from Yass township, 50 minutes from Canberra and three hours from Sydney.

French doors in most rooms

An impressive nine bedrooms in this Yass Valley mansion, with French doors throughout the house.

A magnificent 1890s, double-brick homestead with a tower, formal lounge and stunning dining hall, polished floorboards, magnificent central staircase and wide verandahs. The home is placed on excellent grazing country, with good shade timber.

The impressive house contains no less than nine oversized bedrooms, fourteen fireplaces, two adjoining kitchens and three bathrooms plus a separate butler’s pantry and storeroom.

Other features of this rambling, romantic edifice include a stunning grand internal staircase, huge wrap-around verandah on the second story and, to top it all off, giving the structure wonderful character, a spectacular ‘widow’s walk’ viewing platform on the upper story.

Entrance

Lawns, mature trees, a full-sized tennis court.

The mansion’s entertaining rooms are exceptionally large, including a huge formal dining room, plenty of space for that premiere event, or your closest friends.

Throughout are soaring timber ceilings, and all-original timber floors. Period sash windows and French double doors grace most rooms and you will be wandering around your country seat via grand hallways.

There is a full-size tennis court and a number of stately trees among wonderful established gardens and lawns that surround the house.

Polished floorboards

Scale and grandeur meet you as you enter.

Water is via an almost lake-sized dam and there’s approximately 144,000 litres rainwater storage underground.

An original barn and other outbuildings need some work, but have plenty of character and potential for stables or perhaps a venue/accommodation situation.

No less than fourteen fireplaces. Photo: Supplied

No less than fourteen fireplaces.

The house needs some love, but there is plenty to fall in love with. With some renovation, there is unlimited scope for expansion and business opportunities such as accommodation, AirBnB experiences, country weddings, wellness centre, or simply your own healing retreat.

Aerial shot

Deep in the Yass Valley, in NSW’s Southern Tablelands.

The current land has supported an ongoing small farm enterprise with sheep, cattle and horses.

Situated in the Southern Tablelands of NSW, Yass is renowned for its peaceful rural lifestyle a stone’s throw from Canberra.

Fireplace

Nine bedrooms and 14 fireplaces and magnificent valley views.

Wander your country estate, dreaming and planning. With over 16,000 residents and an annual population growth of 3 per cent, Yass Valley is one of the fastest-growing inland local government areas in NSW.

Running alongside the Yass River, the town is significant due to its rich colonial history and historic sites.

Yes a real bargain. Only needs a new roof $30k. Re wiring of the electrical say another $40k and replacement of the galvanised water pipes. . Snap it up.

Luke Petri Luke Petri 7:56 pm 23 Nov 19

Trevor 100k to get a house how you want it isn’t that much. A lot of people spend that on a reasonable renovation.

Besides the roof is fine. Old roof with plenty of zinc goes brown but doesn’t get holes.

Trevor Watson Trevor Watson 8:06 pm 23 Nov 19

Luke Petri be ok if you are a cash buyer but a lender will not give you a lone with a rusty ie brown roof.
