Land in Molonglo now up for grabs

I can’t say I’ve ever seen the appeal of living in new houses.

But for the very many of you that do yearn for ensuites, walk in wardrobes, and home cinemas, Jon Stanhope has announced that blocks in the new satellite of Molonglo are available for registering interest in.

“The registration of interest (ROI) process commences today, Friday 23 April 2010 with the Land Development Agency (LDA) website going live.

“Following the ROI process the exact dates for the release of individual blocks and multiunit site will be determined.

“Valuations are currently being sought to enable reserves to be set for any auction and ballot prices.”

Ideal for a new ‘convenient’ cemetery and crematorium – instead of trying to retrofit one into an existing suburb . . .

apparently more than half the blocks are over 500sqm, so hopefully it wont be like gungahlin where you can hear your neighbour take a crap

500sqm! Crikey, what will they do with all that space?

This may be why they’re adding a third lane to the Parkway in each direction between Glenloch and the aquarium?

Molonglo will not make any difference to home prices unless they plan out all 13 suburbs and release them 3 entire suburbs per year for the next 4-5 years.

This will not happen because it will be asking the ACT gubernment to plan something.
Developers will need to be kept from profitering.
And as I say time and time again, the gubernment will not risk pissing off all those who have already bought houses in our stupid property market.

Sadly not things likely to happen.

1. block size ( under 350m2 )
2. price range – starts at $250,000
3. do you prefer ballot or auction

what happened to looking at block and buying over the counter
no mention of when the blocks be ready to build on

but as for a new house… hell yeah! Every existing house I have looked at to upgrade into has something drastically wrong that would be a pain in the arse to fix. To walk into a brand new house with nothing to fix sounds good to me. Plus you cant beat the location. Stuff living in gunners to try and get a new house. Ive put my name down. again, not going to hold my breath that i’ll get one.

It won’t effect house prices, because new suburbs take time to establish, and these ones won’t be as close to the city as the Aranda or Weston.

I agree with realityskin – why wouldn’t you want to live in a new house? They’re typically more comfortable, more practical, and vastly more energy efficient.

nah house prices always go up, nothing could ever possibly effect them. it’s different here.

Probably not – I reckon the land in these suburbs will be drip-fed onto the market over a period of probably 10 years.

It could happen, though – the event of Gungahlin had a pretty negative impact on house prices in some northern Belconnen suburbs, like Fraser and Spence.

I think ultimately this has to have some impact prices in surrounding established suburbs, but it will probably take decades. Even if locality wise its closer in to city centres etc, there is no comparison between barren new suburbs and established leafy ones. Additionally I would expect it to keep up with current trends and have massive houses on tiny blocks… again no comparison to established suburbs.

No Spoono, what will affect house prices is the number of people who can afford but don’t have houses. Remember, 35 million people in this country by 2030 or some claptrap like that. Not that we have the water to supply that many people, even if we dammed the Snowy or the Molongolo. Oh hang on, we already did that :\

Cook & Aranda – no. Weston Creek – possibly.
