LDA now scaring off bogus buyers

You guys must have a pretty good life and easy going job. The bottom line is there are people out there that need land. There are mums and dads, builders, community groups etc. The LDA has the difficult task of delivering that land, that someone has to do. The thing is, you can out in place all the restrictions in the world on a land release, or anything for that mtter, but if someone is willing to put in enough effort, they will try to take advantage of the system. I ask you, can you come up with a land release system that is fair for all???? Sure there is the ballot system which you are no doubt thinking of, pick a name out of a hat. Good in priniple, but then you throw in things like political pressure, first home buyers requirements, construction industry requirements, small business, the list goes on. You see the point is, it is so easy to sit back and cry and whinge at the government beause they really, really easy targets. Everybody knows that the public servants are under heavy scrutiny and at times that may be fair, however there seems to be a lot of people like your good selves that think they really do understand and deserve to be heard. Thats all good, but from reading your thoughtless, generic drawl, which we have all heard countless times before, it really does come across as though you guys have just joined in slinging mud at an easy target without having any of your own thoughts to add. What’s the point? I joined this webpage just to tell you that. Dicks.

I rent in Bonner. I have watched these companies build these sub standed houses and take shortcuts and then sell them at prices which are just ridicoulous.

The LDA is a complete joke. Sending out personal email addresses like they did and over pricing land which in the last release would have an additional 10-20,000 extra in excavation costs!

Try and beat your own drum LDA. But the reality is your an incompentent department, putting out your spin.

Joe, you are right about everything except one thing. I disagree that just the LDA is incompetent.

The LDA should be proud of the fact they have managed to put a system in place to suck as much money as they can from home buyers in Canberra.

It’s always been known for them to put a spin on things. They spend thousands of taxpayer dollars on fancy marketing and offices when land is just walking out the door.

Without the LDA, the Government wouldn’t be able to spend money on “infrastructure” like the artwork you see on heading out to Woden or on the GDE which looks like a replica of 9/11 (no disrespect).

It’s unfair to LDA to just say their incompetent, it’s obvious that the whole Government from the top down is incompetent.

This process was only implemented as a reaction once developers were caught in a fairly flagrant breach of process by media, the new process won’t stop the bogus participants, and only has the appearance of penalty without increasing the bureaucratic load for investigation.
If someone signed a lying stat dec, they’d still need to be caught, and even then there’s no penalty to developers involved.
Interested ‘ethically flexible’ individuals should just demand higher payment now that the potential penalty is greater.

I guess you should ask the the question of how many people usually change their mind or just don’t turn up to these things…

They all seem to be caught up in the whole proxy buyer issue and the real problem is the land supply and land rent problem…

I think they should have made buyers sign this declaration after theyve already signed the land documents. If you want to punish people trying to exploit the system, then make them be stuck with the land they bought for the developer, or some other method that will prevent others doing it in the future.
