What’s the deal with the brand new Mode 3 building sitting on Lonsdale St, which is supposed to have 2000m of retail space?

I’m not sure if it’s even completed yet (project mgrs projected May 2012) but what are they proposing to put in there anyway that can attract customers?

Ugly, ugly, ugly building!

Being somewhat of a local to this area I hate what ‘they’ are doing to Braddon. It had such great potential to grow organically without the cold hard architectural visions that seem to plague this city. Mode 3 is a concrete dump in my opinion that provides zero character to an area with such great potential.

I guess my vision of Braddon is very different to those with the $.

Have you seen what the other ones that are soon to be built look like? they are just as crap.

One word – Nishi (albeit that is New Acton) 😀

What are modes 1 and 2?

Who thinks up these names?

Marketing. Modes 1 and 2.

I was talking recently to a caterer who is setting up a cafe in Mode3. As someone who works in Braddon in a location just that little bit too far away to hike to Civic in work shoes at lunchtime, I am quite pleased about all the new eateries and funky shops appearing in the Haig Park end of Braddon.

Over the years of watching Civic change like this I can’t say it has been for the better.

I remember when I first started going to civic as a 17 year old in the early 90’s. It was a very different place!

Yes!…I thought Lonsdale St was beginning to look more interesting lately (eg. Elk & Pea, Lonsdale st Traders) but that suits a ‘street concept’, not shiny modern complexes…it’s surely too close to the Canberra Centre to attract new retailers (aside from maybe yet another asian nail salon as suggested)!

I wish the retail and office space rent would drop. I don’t know how a lot of businesses make money given how much they pay.

Looking over at Mode 3 on the way home today quite a few residential people have moved into their units.

Surely an over supply of retail space in the city is a good thing while the economy is chugging along? In theory it should drive lease prices down and to levels more easily affordable to small businesses, leaving big retail chains to occupy the Canberra Centre colossus.

(I say ‘in theory’ as the QIC juggernaut has heavy influence on supply and demand in Garema Place specifically.)

Commercial rents have been decreasing for a while now. All you end up with is oversupply of retail traders, decreasing revenues, more and more quality/interesting stores go to wall… the quality of tenant starts to decrease… hence we end up with a bunch of thrift shops, nail salons, massage parlours and convenience stores. Not the most alluring or interesting set of stores in main thoroughfare of the city.

“2000m of retail space”

You wouldn’t want to be a retailer in this town for quids would you! More bloody retail on top of an already over-supplied market.

Poor old civic (mainly Garema, Bunda St, City Walk , Petrie Plaza) is going to look more and more like a third world shanty town at this rate.

sooner or later Debacle is moving in there, once they fit out the space they are moving into. I think there are a couple of offices set up on level 1 already, though some of those would be the people doing the building outfit. From the signs I’ve seen about 1/2 the ground floor has been leased.
