Plans lodged for 16-storey residential tower on Woden's western edge

Doma Group has lodged a development application of the second of four buildings planned for a key site on the western side of Woden Town Centre.

The 16-storey mixed-use building will offer 184 residential dwellings and a ground floor commercial space, fronting Melrose Drive and Corinna Street.

It is part of a masterplanned 11,212 square metre site bounded by Melrose Drive, Furzer Street, Corinna Street and Garth Close, with about half retained as green space.

The building includes two basement levels, ground and podium floors, and east and west wings separated by a glazed and recessed lobby. The west wing will be smaller in height.

The front entrance to the $53 million project will be from Corinna Street, with the residential lobby and a commercial tenancy, either retail or a cafe.

A continuous awning along most of the frontage will link the residential lobby and commercial tenancy, as well as providing shelter and maintaining space for street trees.

The plans show a communal pool and deck in a courtyard setting on the Melrose Drive side.

Other private open space areas are planned for the podium levels, with options for fixed and movable seating, kitchen garden plantings, nature play, exercise zones and mounded synthetic turf used for either play or relaxation.

There is also a landscaped communal outdoor terrace planned for level 10 to compensate for south-facing apartments.

The complex will be a mix of one, two and three-bedroom apartments, including 19 that are adaptable.

A total of 269 parking spaces will be available across two basement levels, ground and podium floors, as well as secure bicycle parking at a rate of one per dwelling, and 15 visitor bicycle spaces at the ground floor near the building entrance.

Entry to the car parking areas will be from Corinna Street.

The development application (DA) says that tall eucalypt plantings to Melrose Drive and deciduous tree plantings to northern outdoor areas will offer substantial shade during summer months and filtered sunlight to the lower podium level space.

The proponent significantly changed the building podium design in response to Design Review Panel recommendations to provide greater pedestrian access through the site and increased landscape zones for deep-rooted plantings.

During consultation, the Woden Valley Community Council queried the zero building setbacks to Corinna Street, but Doma’s design team said this was balanced by increased building setbacks at the southwest corner of the precinct and the wide interface between buildings two and three which maximise sunlight to the public park to the south.

A study recommended a range of measures to mitigate the impact of strong winds on some areas of the site, including a two-metre tall impermeable screen around the pool area; dense, leafy trees along Melrose Drive and the eastern side of the building; and a three-metre wide awning along the eastern aspect at ground level over a seating area.

Doma lodged a DA for its first building for the precinct before Christmas in 2020 – a 10-storey, 93-unit affordable, public and community housing development.

Doma bought the former surface car park site in March 2020 for $12.5 million and unveiled plans in August to deliver 480 apartments across three of the buildings, and the fourth providing commercial office space.
