Public Liability Insurance

Having recently become an owner/occupier of a unit in Bruce, I have come accross this guide to body corporate kindly provided by Independent Property Group.

I note in the Insurance section the following guidance: “as a safeguard it is strongly advisable to take out a public liability policy for the inside of the unit”

Is it to pay out any visitor who may be injured (including unauthorised intruders)?

What about my partner and I as the current occupants? Are we considerd ‘public’ for the purposes of this insurance?

Do others have this kind of policy on their dwelling?

Do they provide policies covering astroturf?

Honestly, how do such blatant necro-thread advertorial comments make it through the moderation queue?

Brokers just resell policies from the major insurers, it is usually cheaper to deal direct with the insurer.

Nearly all public liability policies are the same (I have industry experience), just do a quick ring around go with whoever is cheaper, assuming that they have the same coverage amount, which will most likely be either 5 or 10 million.

As you wouldn’t have a home insurance policy, since the building itself is insured by the body corporate, you likely need to acquire this separately. Your contents insurance provider can almost certainly help you out.

My contents policy has a specific statement that if you are in body corporate they add PLI to the policy automatically, as you don’t hold building insurance yourself.

Agree. Lawyers will rarely pursue a defendant on a public liability matter (apart from MV CTP which is underwrirtten by the Nominal Defendant aka taxpayer) unless there is an insurer involved.

No, you are not public, you are the first party.

Liability Insurance should be included in your Home Contents insurance policy as standard. You’ve almost certainly already got it (unless you have no contents insurance!) Check your policy to see what it covers.

Public liability is usually for injury to others caused by you or your actions at a property you are in control of. If you have contents insurance this will usually have public liability coverage of some sort, or there is an additional building insurance you can get when in a body corporate – sort of like a top up on the building insurance that may have PLI included – as an individual it is cheaper to get it as part of an insurance deal than separately.
