Award-winning townhouses in Greenway are perfect for large families and downsizers

Avani Terraces is the townhouse development of the year, winning the prestigious 2020 ACT & Southern NSW Townhouse/Villa Development of the year at the Housing Industry Association ACT Awards.

“We have 151 unique townhouses with no apartments. When you enter Avani, it feels open and doesn’t feel like a crowded place,” said 3 Property Group sales manager Paul Hamilton.

“The majority of residents are owner-occupiers. Now people have moved in you get a true feeling of the community that is being built with family and friends all enjoying the facilities,” said Mr Hamilton.

Resort-style living is usually only a feature of Canberra’s apartment complexes but Avani Terraces offers two to five-bedroom townhouses in a gated community in Greenway, with added luxury extras including a heated pool and pool house, outdoor playground and fully-equipped outdoor gym.

The homes were designed by award-winning architects DNA, and their interiors by Dept of Design. The display home is light, with wooden flooring and an open plan kitchen, dining and living zone. The architect has paid close attention to the cost of running the home, with a minimum 6.0 EER, assisted by double-glazed windows and sliding doors. The homes are ready to be fitted with solar energy panels and have ducted reverse-cycle heating and cooling. A second display home is now open to the public which shows the spectrum of designs more suited to a young family.

“We’ve had a lot of people come through saying they don’t need a lake view, but they like the nature on their doorstep,” said Mr Hamilton.

“The whole development sits in the landscape rather than modifies it. Courtyards face onto bushland so you can walk out of your courtyard into open bush space.

“There’s a wombat that walks past at the same place and time every morning, there are mobs of kangaroos that bounce past daily, there’s so much nature out the front of this reserve and to be a part of.”

In the four-bedroom townhouse, three upstairs bedrooms and one downstairs provide separate areas for parents, grandparents and children. The uninterrupted views through to the Brindabella Mountains provide stunning scenery from the balcony and family living area upstairs, while the bedrooms are large and have built-in wardrobes.

A kitchenette and ensuite bathroom are included in the fourth bedroom, ideal for guests or a grandparent, or your semi-independent teenagers.

“It’s an exciting time at Avani now the majority of owners have moved in. The project is no longer a construction site but people’s homes. There is a strong community feel within the project like no other,” said Mr Hamilton.

The Avani homes are behind a locked gate for added security, and to prevent opportunistic free parking so close to Tuggeranong Town Centre and office buildings.

“We’ve got minimal stock left,” said Mr Hamilton, ” but we’re still actively selling, so people will need to get in quick to secure the last ones.

“The key difference we’ve noticed is that people are coming to Avani Terraces to buy rather than other developments because it faces onto a parkland.

“We are offering larger designs than our competitors to tailor for the buyers who want less daily garden maintenance so they can spend more time on the important things,” said Mr Hamilton.

This is not the sort of retirement housing that most Canberrans want nor can they afford it.
Unless the government extends stamp duty concessions to ALL downsizing retirees there is no point in moving.

It is a pity that the people giving these awards do not look at the quality of the build and the many many defects that new owners have to battle with the builder to get fixed.
