Snowfields hideaway with resort facilities and extra income

If you’re looking for a winter hideaway with the ski tube on your doorstep and access to deluxe resort facilities then a duplex chalet near Lake Crackenback may be calling your name.

On the market for $859,000, the dual key chalet at 12 Stockwhip Way, Crackenback, offers the benefits of a modern, easy-care holiday home, with the opportunity to gain income by renting out one or both parts of the property.

And when the summer months finally roll around there are the added attractions of rowing on the lake, watching the kids swim at the small sandy beach, fishing in nearby Little Thredbo River or biking around the area.

“You can live in a beautiful spot like this and you’ve got a beautiful house with all the facilities of a resort,” said co-owner of Forbes Stynes Real Estate, Michelle Stynes.

“You can come and stay as well as getting income. It’s having your cake and eating it too.”

The property is separated into two distinct parts which can cater to two different families.

One side has two good-sized bedrooms with built-ins, an open plan living area with modern kitchen, a full bathroom with separate bath and a spacious loft with its own bedroom, bathroom and kitchenette.

The other side is a unit featuring a spacious bedroom, an open-plan living and kitchen area and a bathroom.

Both parts of the chalet are independently accessible and have their own garages. There is also extra parking for two cars outside the larger residence.

Ms Stynes said the separate parts of the chalet both currently have tenants – a family in the bigger section and a couple in the one-bedroom unit.

She said the chalet is about two years old, is easy-care, has reverse cycle heating and cooling throughout, as well as underfloor heating in the tiled areas.

The property is holiday-zoned, which means that people are not meant to reside there permanently, although Ms Stynes said it is not really clear how long people have to be away from the chalet.

However, she warned that the holiday-zoning can make it difficult for people planning to get finance to make the purchase. The only other negative she listed was that pets aren’t allowed at the property due to the local wildlife and the proximity to a national park.

Ms Stynes said that, on average, house owners pay strata fees of $8,000 a year.

“This covers the swimming pool, tennis court, golf course and all the facilities in the resort – and the garbage, the water, the septic,” she said.

“Once you own your property you can do as you please so long as you pay your strata fees.”

Ms Stynes said the chalet is reasonably priced for the area and has the added benefit of being easy to maintain. There is a property manager on site who people can decide to use if they wish to.

The chalet is one of 77 houses and 47 units which are all within a kilometre of Lake Crackenback and very close to the ski tube.

I stayed in a similar place nearby in the Resort at the end of last ski season.Owners can have their rentals handled by the Novotel and it is all done extremely efficiently. Getting over to the SkiTube was really easy (either resort bus or just drive and free parking) and there was a very good ski-hire place attached to the Novotel. The whole development is well planned with lots of privacy and beautiful bushland outlooks. If anyone is even vaguely tempted, it is worth going to have a look to see how attractive Lake Crackenback Resort is, and there are even platypus in the central lake!
