If you’re seeking a peaceful rural lifestyle, far from the demands imposed by city life, then this old-world cottage is for you.

The historic bluestone home is conveniently located within walking distance of Gunning town centre where you’ll find a good local school as well as a thriving community, so it’s ideal for a family looking to make the big move.

McCann Properties real estate agent Ian Blackburn says that 14 Saxby Lane in Gunning is a rare find.

“It’s nestled in the heart of Gunning on a quiet sleepy lane. It was actually built in the 1920s by the builder who had just completed the local Catholic school and happened to have some bluestone left over,” he said.

Local legend has it that once upon a time, a bushranger shot a man not far from the property.

With its unique heritage bluestone facade, this home would most definitely induce a couple of pinch-me moments as you arrive home in the evenings.

A proud home, it sits on a large block of approximately 1700 square metres, and Ian says it’s easy to imagine sitting out on the east and north-facing bullnose verandah as the sun goes down and enjoying a cold beverage as you chat about the day.

“Depending on what kind of day it is and what season, you can swap sides and enjoy a cup of tea in the morning and a cleansing ale in the evenings,” he said.

The best way of describing the garden is most definitely easy-care – the lawn really only requires an occasional mow, and the greenery is already well-established.

What’s most important about the garden is, of course, that it provides ample space for children and animals to run and play.

Inside the home, both the bathrooms and kitchen have been tastefully modernised and updated in keeping with the home’s historic nature.

“With a slow combustion fire, it’s impossible not to see that the kitchen is the hub and heart of the home,” Ian said.

A large, open-plan kitchen with an island bench and tasteful black stone benchtops makes it easy to imagine all the family pitching in and helping with the cooking, or the kids sitting at the stools completing their homework.

One stunning feature is the beautiful Aga gas stove which sits snugly in the original fireplace niche in the brickwork.

“The render that was here has all been stripped back to restore the wall to its former glory,” said

An adjoining dining space flows effortlessly to the outdoors through French doors, making entertaining and alfresco dining during the summer months beautifully simple.

Mirroring the kitchen design, the family bathroom boasts a luxurious, freestanding cast-iron claw-foot tub, waterfall shower head and a vanity that mirrors the kitchen design.

Also modern is how the home contains three separate living areas, all with hardwood or original timber flooring.

Three generously sized bedrooms with built-in robes and rendered walls provide the perfect retreat for all family members.

There is a single car garage, but the property also provides plenty of off-street parking if needed.

When it comes to rural living, some might be put off by the idea of isolation. Yet, this property is not only close to Gunning’s thriving town and all of its amenities, but it’s also an easy commute to Yass, Goulburn and Canberra.

“The outskirts of Gungahlin are actually only a 30-minute drive away, as are Yass and Goulburn,” Ian said.

He added that all of the heavy lifting on the property has already been completed, meaning all the new owners have to do is unpack their bags.

According to Ian, there’s already been quite a lot of interest in the property, including empty-nesters looking to downsize or those hoping to run the property as an Airbnb.
