Two architecturally designed homes on separate titles on one large block of land are on the market in Curtin.

An elderly mother and her daughter have resided in these homes, designed for that specific purpose, for many happy years after negotiating their way through the ACT planning system and looking out for one another.

The daughter has lived in a two-storey home, her mother in a single-level, adaptable home.

Now the mother is moving into a retirement home, and their idyllic arrangement is being sold.

Ray White Canberra Senior Sales Consultant Andrew Lonsdale is presenting the property as two homes, two titles, and one opportunity. “Given the demographics of our ageing population, this should attract the attention of people who don’t want their parents to go prematurely into care,” Andrew says.

“This is one thing I feel the buyers we meet would love to find – the right place for two families (perhaps even three generations) and not tread on each other’s toes.”

Large bedrooms.

The large home with five bedrooms, and the small one with two bedrooms could suit a family with a child with a disability. Or perhaps a family wanting rental income, while waiting for their parents to grow into accommodation like this.

“Comments we hear when people are looking for something to share with their parents is the property is too small, or not separate enough, which is important for both sides,” Andrew says.

In a premier location at 4 and 4a Munro Street, space isn’t an issue for either of these homes which both have north-facing aspects in tranquil gardens.

“When you have an extended family, you worry about one family member selling and moving in with one sibling, the finances are not separate. Something like this, with two distinct tiles, being close together, but with clear separation of who owns what, is ideal,” says Andrew.

“We know with saving for superannuation, younger generations footing the bill for older generations, this opportunity is a way to maintain wealth and keep the family unit together,” he says.

“A lot of Canberra people have led very interesting lives, they have been overseas, they have art work, or perhaps a piano,” Andrew says. The smaller, two-bedroom home at the rear in Munro Street is the size of a three- bedroom place, with a baby grand piano in a room that could be a study, or third bedroom. Abundant storage can be found throughout the home and in the garage.

The homes can be separated by a fence and sold separately. But Andrew feels the present arrangements are an opportunity of a lifetime. How often do you see two homes separately titled on one block?

The five-bedroom home has three bathrooms and a two-car garage in this established community, where people look out for one another. Expansive formal and informal living areas drenched in natural sunlight from large windows lead into a dining room and a spacious, well-appointed kitchen.

The smaller home, complete with under-floor heating, has dining and living areas, a large central kitchen, two large bedrooms, bathroom, powder room, separate study/piano room, quality finishes and an easy flow from inside to out. A well-established, colourful garden provides privacy beyond the large pergola. Combined, the homes’ price range is in excess of $1.7 million.

4 and 4a Munro Street, Curtin will be auctioned on 21 September on site. To discover more about numerous other features, or to arrange an inspection, call Andrew Lonsdale on 0428 486 692 or click here.
