Yet another Territory Plan version

Today’s CT has an interesting article on the 3rd revamp of the ACT Territory Plan. Apparently the second version was an arse and this one, due to take effect early next year will make building approval cheaper and more expedient.

It claims that property and business groups are excited to have the win (which doesnt surprise me as they’re the ones actually building all the new homes) however it makes me wonder if we, the public will actually see any difference in housing prices or the cheaper costs will get swallowed up in larger margins for property developers.

Keep in mind that the monopoly developer in the ACT is the government itself (the LDA) since it took over ALL development some years ago.

Maybe I’m just cynical, but what a coincidence that this is happening at the same time as the community consultation on what should happen to closed school sites…

It would be a nice thought, but right now whatever the market will pay is what the cost of housing is and it seems from recent experience the developers will be the ones getting the bonus.

While property continues to get sucked up at current prices, pigs will fly before house prices fall. We’ll call it ‘market forces’.
