Environment and Sustainable Development are asking for your input into the new Gungahlin suburb of Kenny which is getting underway next year:

“Kenny will ultimately accommodate around 3500 dwellings as well as commercial developments, community facilities and open space,” Mr Ponton said.

The ACT Government’s Indicative Land Release Program identifies land in Kenny to be released progressively from 2012–13.

“The purpose of this community consultation is to inform a planning and design framework to guide the development of Kenny.”

Mr Ponton said a display of maps, photographs and planning ideas for the new suburb will be available at the Gungahlin Marketplace between 10 am and 1 pm on Saturday 12 November 2011.

I think he is referring to the fact Tuggeranong and Charnwood are a lot further from the city than Gungahlin.

Apart from maybe some knock down rebuilds in the inner south canberra’s finest houses are clearly in Gungahlin.

And also the most convenient to be able to shake your next door neigbours hand without leaving your back step after they have another child which incidently has fark all b’yard to play in.
Seriously though there may be and prob are some good joints but you must admit the majority are ‘crappy boxes’

There are certainly a lot of crappy boxes, I guess when you get to 40,000 people you will get a variety.

There are a lot of crappy boxes in Banks as well and it wont be long before the formulaic apartments in the inner north and Belco are crappy boxes.

I’m just saying bag out our housing strategy by all means but just talking about Gungahlin as if it is the only place is wrong ( I was in Charnwood watching netball last night, my goodness get me out of there).

Who needs a backyard these days? All the kiddies want is an X-box and Foxtel. Even the dogs don`t want to be outside anymore.

I’m not sure if that it is the choice. You can buy a perfectly good 25 year old house in a suburb named after an ex-PM and not have to worry about a thing. There is a fair bit of evidence that some of the major construction companies are cutting corners and building houses that simply do not last. People are moving into new houses that already have problems and these problems only become worse. I personally know tradies who are making a killing doing nothing but repairs in houses that are only 3 or 4 years old. Likewise, I know plenty of investors who wouldn’t buy a new place in a fit, as they know they are taking too much of a risk with the building quality.

a) the “insecure home owners who own 50 year old crappy little box houses.”
b) the insecure people who bought new “crappy little box houses” or apartments….

Both tyes of suburb/housing have their failings! Can’t we all just get along?? Hahaha! 🙂

What about those people that actually have nice homes?

FFS, if they insist on building that close to the boundary they should just make them all huge terraces. Terraces offer move privacy than the McMansions that get built in these new suburbs.

Palmerston and Harrison have some magnificent houses, as will Crace, dunlop will be fine when the trees grow, it’s actually quite peacefull out there.

You may be right though, they could fill Kenny with architectural marvels such as the “Downer Duplex” or the “Spence 3 beddie” or the “Oconnor weatherboard” or the “Kambah meh”.

People that buy these blocks have a choice, small house, some garden or big house no garden, it’s pretty clear what they are choosing.

I agree with GA that even a pretty moderately sized house will fill up the blocks as they are very small compared to your usual 1/4 acre, so really not that much choice there. The choice is more: do I buy an older “renovators’ dream” on a larger block in an existing suburb or do I play it safe and buy a brand new house on a small block in a new suburb for the same price. And if you don’t have the finances for renovations and repairs on top of the mortgage, that is not a real choice either.

Yeh good point, I havent actually seen the size of the blocks.

b) the insecure people who bought new “crappy little box houses” or apartments….

Seriously, you think McMansions can be built on the block sizes that ACTPLA are dishing up these days? Sorry, but you need to refresh your perspective with a dose of the current reality. The first Wells Station stage in Harrison was the last suburb to have a proportion of what I think are reasonable sized blocks, yet McMansions are largely absent except for a handful. For everything being built now, you are pressed to fit the basics on. Unless your idea of a new house design is a tiny 3-bed govvie rabbit warren.

We raised this issue with Minister Burch some months ago, and pointed out the need to start with the landscape screening now so that it is in place before the inmates find themselves in a goldfish bowl. Remembering that the major road through the suburb will link into the to be built Morriset Drv right next to Bimberi, and not far from the Antill St roundabout. She agreed and directed the department to start the process.

Keeping VBC out would be great, but Kenny will probably have something like the minimum 15% affordable housing requirement. This will probably force the addition of a crappy little village. Stonebridge in Franklin is a good example: stacks of flats crammed wall to wall with yard space limited to a few square metres. Put bluntly, Ownplace houses were a better deal, they cost less, and have somewhat larger blocks.

I’ve also heard some bad reports about Village Building Co. A family friend (in construction) warned that once VBC have you signed up, you won’t hear from them until you get the keys. Their post construction follow-up sounded pretty bad too. Once I spoke to someone with a VBC place, and he wasn’t impressed. The floorplan was pretty bad, and some internal fittings had been done shoddily and needed work. This should have been fixed in the post construction maintenance period. No-one at VBC bothered to returned his calls, so he may have ended up footing the repair bill himself.

I’m wondering whether the planners own property in established suburbs, and are trying to preserve and encourage future growth by building the crappiest, fastest dating and least usable suburbs they can, to increase the relative value of their own holdings.

I mean, go and have a look what your money actually buys you in these new suburbs. On a per square metre basis, some of the land is more expensive than yarralumla, yet you have to live in a poorly thought out suburb filled with tiny blocks and crap infrastructure.
