Canberra living doesn’t get any more prestigious than this.

A masterpiece of old-world character and new-world renovation, this elegant home at 59 Mugga Way in Red Hill is a classic example of why the area is dubbed the ‘Golden Mile’.

One of Canberra’s finest residential enclaves, homes here exude luxury and sophistication, making it a sought-after address for those who appreciate opulence and refined living.

Sales agent Sophie Luton, from Luton Manuka Real Estate, said this property epitomises the country manor feel the area is known for.

“The space, the high ceilings, the gardens and the way it is spread over the 2000 square metre block – it’s got that formality and character, but it’s also paired beautifully with a modern transformation and stunning finishes without making it cold or sacrificing any of the charm,” she said.

There’s not much this home doesn’t offer. Four bedrooms, four bathrooms, a glorious outdoor undercover entertaining area, a spacious and well-appointed home office, and a location second to none.

“The only thing it doesn’t have is a pool,” said Sophie.

“However, there is an infrared sauna and an outdoor shower, but if someone really wanted a pool, there’s definitely plenty of space on a block this size.”

There are highlights galore, and Sophie admits she was spellbound by the glass-walled feature cellar, a focal point inside the home.

“I think my jaw actually dropped when I first saw the wine cellar. I had to pick it up off the floor!

“Wine cellars are a feature many people look for in a high-end home, and I don’t think I have seen one as impressive as this before. I love how they have made it a feature. It is its own room with a glass wall and door – you can walk into it and sit down, and one whole wall is dedicated to wine storage.”

Picture windows in every room survey the surrounding gardens, and there are various outdoor spaces where you can enjoy relaxing or entertaining at different times of the year.

“It’s a very private home. You wouldn’t know that you are in the centre of Canberra,” Sophie explains.

“In every part of the garden, there is a feature area where you could sit, and if there were people outside in other areas, you wouldn’t know; they are really nicely segregated from each other.

“It’s nice to have so many options to choose from.”

Inside, three bedrooms have their own ensuite, and a fourth is close to the main bathroom.

“The main bedroom is an amazing parents’ retreat. It opens through French doors onto its own little terrace, and to the right of that are the infrared sauna and outdoor shower. It’s a lovely feature.

“You can relax and enjoy that and then get to work in the office with built-in desks and storage. It’s the best of both worlds.”

She said the walk-in wardrobe facilities in the main bedroom were also very grand.

“I don’t think I’ve seen a dressing room like that before either – it’s a bit like being in a department store.”

Red Hill has always been a highly sought-after suburb due to its inner south location.

“It typically has a lot of larger blocks and residences on it,” said Sophie.

“It’s always been a noteworthy suburb but has become more so in the last few years for a range of reasons. The grammar school has become co-educational, and it’s only about 200 metres away, so there’ll be no dealing with traffic to do the school drop-off.

“The flats that used to be at the Red Hill shops have been demolished, and the area has been redeveloped. A huge amount of money has been spent in that area, which has made it even more liveable.

“You are also at the bottom of Red Hill, so there are lots of walking trails, and the Federal Golf Club is nearby.”

The property is being auctioned on Tuesday, 7 May, at 5 pm and is open for inspection on Saturday, 20 April, at 11:45 am and Monday, 22 April, at 12 pm.

Sophie said it was very deserving of the $5.5 million price guide.

“It’s not a standard price point for real estate in Canberra, but it’s definitely at the higher end of the market here.

“The land’s value is $2.75 million, and we know blocks have been sold on Mugga Way for $3 million and $4 million, and the house has been demolished for a rebuild, so it shows the exclusivity of the land itself.

“However, even at $5.5 million, if you were to buy the land and then rebuild what’s there, you’d be spending well above that.”
