“It’s nice to have so many options to choose from.”

Inside, three bedrooms have their own ensuite, and a fourth is close to the main bathroom.

“The main bedroom is an amazing parents’ retreat. It opens through French doors onto its own little terrace, and to the right of that are the infrared sauna and outdoor shower. It’s a lovely feature.

Red Hill has always been a highly sought-after suburb due to its inner south location.

“It typically has a lot of larger blocks and residences on it,” said Sophie.

“It’s always been a noteworthy suburb but has become more so in the last few years for a range of reasons. The grammar school has become co-educational, and it’s only about 200 metres away, so there’ll be no dealing with traffic to do the school drop-off.

“The flats that used to be at the Red Hill shops have been demolished, and the area has been redeveloped. A huge amount of money has been spent in that area, which has made it even more liveable.

“You are also at the bottom of Red Hill, so there are lots of walking trails, and the Federal Golf Club is nearby.”

The property is being auctioned on Tuesday, 7 May, at 5 pm and is open for inspection on Saturday, 20 April, at 11:45 am and Monday, 22 April, at 12 pm.

Sophie said it was very deserving of the $5.5 million price guide.

“It’s not a standard price point for real estate in Canberra, but it’s definitely at the higher end of the market here.

“The land’s value is $2.75 million, and we know blocks have been sold on Mugga Way for $3 million and $4 million, and the house has been demolished for a rebuild, so it shows the exclusivity of the land itself.

“However, even at $5.5 million, if you were to buy the land and then rebuild what’s there, you’d be spending well above that.”
