Rural living, sustainability and luxury come together in this Yass property

Nature and luxury have combined in this special property with the best of both worlds.

Also known as Coolbardie Farm, 2974 Yass River Road rests on 200 acres and offers plenty of space for prospective owners.

Luton Properties Licensed Agent Sophie Luton says the sheer size of the property sets it apart from similar rural offerings.

“There’s not a huge amount close to Canberra that are this large but are also able to have farm animals on it,” she says.

A separate cottage is also included, with an outdoor wrap-around verandah, fireplace, fire pit and shed.

“If it were in Canberra, it would be a multi-million dollar property,” Ms Luton explains.

Coolbardie Farm is a 50-minute drive from Canberra, meaning prospective owners can look at working in or visiting the city but come home to a rural lifestyle.

“There are people who are looking for that rural lifestyle change, to live in a beautiful property on the land and maybe have a few horses or cattle, a vegetable garden or whatnot,” she added.

“But then there’s also still a lot of people running farms who would be attracted to it.”

The current owners use the one-of-a-kind property for cattle.

Ms Luton says in a time of growing awareness of climate change, an increasing number of people are looking for a sustainable lifestyle.

“Being eco-friendly is becoming an important thing in everyone’s lives, and more so than we were at 10 years ago.”

The eco-friendly nature of Coolbardie Farm would put prospective owners ahead in their quest for a sustainable home and lifestyle.

“Even more so for someone living on the farm, those things are even more important because you’re living in with nature, so your appreciation for nature and your surrounds are probably going to be that much more important.”
