How to style your property for sale

In today’s competitive housing market, getting the most value out of your property at sale is about more than the bricks and mortar – giving potential buyers the best impression when they walk through the property for the first time is crucial.

Jason Roses, Director of Verv Property, shares his top tips on how to style your property for sale.

1. Give the entire house a thorough clean. Every aspect of your house should be sparkling – the oven, stovetop, sinks, shower screens, skirting boards – you want to give the impression that your property is brand new and unlived in. If you don’t have time to do a deep clean, it’s worth hiring a professional. “Tell them, get in all the areas you think you can’t see, because it’s going to make the world of difference,” Jason says.

2. Walk through your house with fresh eyes, and try and identify areas that could be livened up. Are there decorative items you have in your living areas that could be repurposed to make your hallways or entrances look less drab? Is there blank space that could be made more appealing with some artwork or plants? You can find inexpensive and easy items at department stores to spruce up empty counters and shelves. Jason says these additions can make a big difference. “When buyers are walking through, it’s going to look complete and wholesome.”

Equally, are there personal items or clutter that could be detracting from the space that could be removed?

3. It’s all about the finishing touches. “You can transform any room quite cost-effectively,” Jason says. For example, a simple throw rug over a couch with a few cushions added can give the lounge a cosier feel and make older furniture look new.

4. Don’t neglect the outdoor spaces. It’s easy to forget the outdoors, but in Australia those spaces are just as important as inside the home. “Buyers want to be able to picture where they’re going to have a glass of wine, read a book or entertain friends and family,” Jason says.

Again little decorating touches can help, such as an outdoor rug and some pot plants.

“When buyers walk through any property, they want to feel at home,” Jason says. “So it’s important that the home presents and speaks to the demographic and buyers that are walking through.”
