Body corporate management companies in Canberra?

We live in a small 8 unit complex and our Body Corporate is currently managed by the Independent Group. Our fees seem to be much higher than those of similar-sized apartment complexes in our area, and our experience has been that the level of service provided by Independent doesn’t match the fees they charge.

We seem to have a new property manager every 3 months, quotes from their ‘preferred companies’ are generally outrageous, and it takes a ridiculous amount of time and correspondence to get anything/nothing done (it took 9 months to get a light fixed!).

Our building has a number of defects, which should be covered by Builders Insurance, however Independent don’t seem know how to advocate for their clients. As a result we’ve ended up doing most of the work ourselves, which defeats the purpose of paying a company to manage the complex.

Most of the other apartments are rented, and none of the owner-occupiers want to take on the role of managing the whole Body Corporate.

Can anyone recommend a good Body Corporate management company in Canberra?

Try Ray White..also look at Lutons…they are looking at moving into the body corp market

$90k a year in management fees??? you are absolutely being ripped off!!

i have been involved in body corporate executive committees over a number of years and my advice is definitely check/try out the smaller guys/companies…

There are basically only 3 main BC management companies in Canberra – Independent Body Corporate, CUPS/Ray White Strata and ACT Strata Management.

While there are probably a few other small ones, these guys probably do at least 90% of the work in my experience.
