Hey guys, just wondering how any of you have gone with the Yass Valley Council. We have just submitted plans for a new residential home, and we got knocked back on, so they say, section 2 88B covenants, saying that we can’t use colourbond on the walls as cladding. I’m pretty sure they are interpreting the rule to suit them.
It states that; the building must be of new materials, including, brick, stone, concrete, timber glass and aluminium and profiled building boards. I’ve shortened it a little but that is the most part of what they are saying it doesn’t fit, yet they have approved my neighburs house, which has colourbond and one down the road from straw, which definitely isn’t a new material, it’s recycled.
As far as i’m concerned, it states;
A new material;
Including, brick, stone, concrete, timber, glass, aluminium and profiled building boards. (NOT inclusive of those items only) i.e. a list of some materials, but others may be used.
So i think that colourbond fits into that when broken down to its proofs, as it doesn’t say that you can’t and the list states, including NOT inclusive of these materials only. Any law guru’s out there with how they interpret it? They also stated that the aluminium is designed for windows. Well it doesnt say that on the 88B!
So anyway we are now looking at Aluminium cladding. Does anyone know any suppliers in the ACT? If you look at the Belconnen Arts Centre it has the Aluminium cladding that we are after, (the flat panels on the angle with the standing seam) but we want it either vertical or horizontal, nlot on the angle. It looks great and I can only find a supplier from Sydney. They do a bit of work down here. (Doing the ANU at the moment with the big flat panels). So any ideas on suppliers here please?
Our house is architecturally designed, complete north facing with cedar double glazed argon windows, polished concrete, hydronic heating, 30degree pitch roof for ultimate angle to make the most of the sun for the solar hot water and solar panels. Its not like its just a masterton home, but it seems that they are so behind the 8 ball in yass that they don’t want any designer homes, just project homes like masterton and av jennings etc, with the old brick vaneer finish. Wouldn’t they like to have some designer homes in the little estates in murrumbateman to improve the quality of the area???
Thoughts please as to where i can go to get the colourbond approved on the 88b (NSW) or the aluminium panels in Canberra (its a lot more expensive though) but will it be worth it and as it states aluminium on the 88b, can i use it for panelling and not just for windows as they want to try interpret it???
