Set on a 759-square-metre block, this four-bedroom, two-bathroom home at 42 Yarra Street in Kaleen is designed for families who want to entertain.

Ray White Canberra real estate agent Sebastian Gutierrez describes it as a ‘turn-key-ready property’.

“This home in Kaleen is designed with flexibility in mind, ” he says.

“You’ve got the option of entertaining all year round with the way the floor plan is designed because there’s that combination and flow of indoor/outdoor living and a large formal lounge room with plenty of space for guests.

“It also features high-end finishes and has been recently renovated, giving it that extra appeal. It’s also close to primary schools, universities, hospitals and shopping centres.”

Sebastian says that as you enter the home, you’ll come across the open-plan living space combining the living and dining rooms and the kitchen.

“The buyers love the flexibility of the home. In the kitchen, you’ve got the long island benchtops, a wine cooler, stainless steel appliances, subway tiling and ample storage,” Sebastian says.

“Every panel is a cupboard, or every nook and cranny seems to offer that space to fit pots and pans. There are also soft-closing drawers throughout the kitchen and the space also flows out to the backyard.

“In terms of colour schemes and designs, there are splashes of soft blue in the home, and the rest of the open-plan living space remains with neutral colour tones. The contrast of the white, the blue and the wood give off that resort-style living appeal.”

The home also features ducted reverse-cycle air conditioning, double-glazed windows, timber flooring, ceiling fans, downlights and a laundry with outdoor access.”

Sebastian says the sleeping quarters are quite versatile.

“The bedrooms are a reasonable size for young kids right through to teens,” he said.

“One of the spaces was originally an office/study and was converted into a bedroom, so there’s also potential to create a work-from-home office if needed.

“The main bedroom has an ensuite and built-in robe, and the three additional bedrooms have built-in robes.”

Sebastian says the bathrooms combine modern and neutral tones and have been renovated in the past two years.

Sebastian says the home is designed with entertaining in mind.

“The exterior of the home is the place to be for friends and family as they can enjoy the in-ground heated pool, the children’s treehouse and the outdoor dining and barbecue area,” he said.

“The owners told us that they used to have all their family and friends over, and someone would be cooking up a meal inside while the kids would be splashing about in the pool or running around in the backyard and it was just perfect for hosting and entertaining guests.

“It’s a very versatile space too, with low-maintenance gardens, timber flooring and it basically acts as a second living space, only outside.”

Additionally, it’s situated on a quiet street close to St Michaels and Kaleen Primary Schools.

42 Yarra Street will go to auction on Saturday, 18 February, at 10 am.

Kaleen is too confusing to live in. If someone says meet you at Kaleen shops they could mean three different places. Much better to live in another suburb.
