Peerless views, a kilometre of majestic river frontage and 300 acres to lose yourself in make this Burragate property in the Far South Coast hinterland the perfect bush retreat, tree change opportunity or place for a back-to-nature lifestyle overhaul.

Agent Chris Wilson, of Chris Wilson Real Estate in Eden, said that while the converted shearing shed (circa 1945) accommodation might look rudimentary, it was well put together and loaded with character.

He said the property, which is on the market for $355,000, was home for 38 years to a Melbourne woman who spotted an ad in a Bega real estate agent’s window and decided on a complete lifestyle change.

A professional woman, she worked away from the property off and on but she is now retired and looking to the future.

Mr Wilson said the four-room rustic cottage was a mix of stone, timber and corrugated iron with an impressive raked ceiling.

The kitchen has a gas range, and an open fire place and slow combustion heater provide more than enough warmth in the colder months.

There is no grid power but the cottage runs on a small solar system that could be augmented, while there are rainwater tanks and solar composting toilets.

Location is everything for this property, with rural vistas across the Towamba Valley, Egan Peaks National Park and Mt Imlay.

Mr Wilson said it was a beautiful spot on the Towamba River, with cascading crystal clear water rolling over granite rock formations, private beaches and swimming holes. “It’s a lovely stretch of water,” he said.

River

About half the property has been cleared and the light regrowth could be reconverted back to pasture if the buyer wanted to do more with the land.

But Mr Wilson said there were some significant trees on the property. “One old gnarled tree is so old the branches have gravitated back to the ground,” he said.

It also has an old dairy, storage shed and one-roomed drover’s cottage/studio perched high above the river.

Wyndham Village, with a store and school, is but 15 minutes away and the coast only 40 minutes, on good all weather access roads.
