House sale in Watson sets new record for the suburb

The popularity of Watson continues unabated with a renovated four-bedroom home plus granny flat reaching another new record price for the suburb.

Tucked away at the end of a small cul-de-sac, 12 Lukin Place fetched $1,803,000 at auction on Saturday 25 September. The previous suburb record of $1.79 million was only set in July.

The four-bedroom extended and upgraded home, compete with a granny flat on a 953 square metre block, was set to go to auction on 9 October but the date was bought forward due to strong interest.

“The interested buyers did not want to go to a ‘last and final’ bid situation, so an early auction made for a level playing field,” Jenny explains.

“The house does look modest from the street, it doesn’t give away what’s behind, but I think that it is in a quiet cul-de-sac was a real drawcard. The sale has attracted considerable interest, there have been a lot of cars driving up the street to have a look.”

The record price follows a number of strong sales in the Watson area, where the median house price is $833,500, according to CoreLogic. There have been 23 property sales above $1 million in the suburb this year alone.

Jenny says they expected a good price for the home but not a record. She says there is definitely pent up demand in the market and not a lot of stock of four-bedroom family homes, particularly in Watson.

“Watson’s leafy green surroundings close to the Mount Majura reserve, highly sought-after schools and a strong community feel is what draws so many families to the area,” Jenny says.

“Watson really has come of age, it is a special place to live.”

The home features an abundance of natural light and the property can be utilised as two separate residences with the front of the home featuring four bedrooms, a stunning main bathroom and large kitchen that overlooks the lovely dining and glorious living area.

The refreshed kitchen features abundant storage and bench space, quality fixtures and new appliances.

To the back of the home and divided by a mudroom is a large self-contained granny flat with its own kitchen, bathroom/laundry, living space and bedroom. This also has its own entrance and is completely independent from the main part of the home.

Outdoors offers an expansive amount of space with three large decks to spread yourself out, enjoy barbecues with family and friends or just soak up the sun. The home is complete with a double garage and plenty of room to establish veggie gardens or perhaps put in an inground pool.

Jenny says, despite the record sale, “it is sad to see people miss out”.

“In this market, we are dealing with as much disappointment as there is joy,” she says. “It is a hard market”.
