Space. Lifestyle. Quiet country living right next store to the capital.

These are just a few of the qualities offered by this unique home in Hall that has just smashed the record for the area.

Award-winning 21 Hall Street has sold for $1.65 million, which didn’t surprise real estate agent Andrew Potts from Independent Gungahlin.

“It’s rare that such a stunning property comes on the market that has it all,” says Andrew. “We had a lot of interest in the property throughout the campaign.”

Perfectly positioned on a 2027 square metre block, this property has plenty of space between it and the neighbours. The residence has a generous 40-metre frontage and is set well back from the street. It’s also across from a nature a reserve for even more privacy.

“There’s nothing this property doesn’t offer,” says Andrew. “A full-size tennis court with solar lighting, a beautiful in-ground solar heated swimming pool (with robotic cleaner), a fishpond, established gardens, mature fruit trees and a raised veggie patch. It’s perfect for someone who loves the outdoors and the peace and quiet that living just on the edge of Canberra brings.”

The beautiful in-ground solar-heated swimming pool provides another entertaining option at Hall.

The major, quality extension and renovation by TT Architecture has stood the test of time and been recognised in hotly contested building awards, including for best renovation from the Housing Industry Association and best extension from the Master Builders Association.

In total, the house boasts 337 square metres of living space.

“The extension combined formal and informal living and entertaining spaces, and the home has multiple outdoor sun decks and gas BBQ outlets for total enjoyment,” says Andrew. “The flexibility of the floor plan is a real highlight and the various zones offer plenty of privacy – perfect for large or multi-generational families.”

The family room is a haven for relaxation and an intriguing space architecturally with exposed beams and massive cathedral ceilings. Quality window furnishings and carpets, as well as polished Brushbox timber floors, add to the home’s comfort.

The kitchen is modern and functional, with a large breakfast bar and 40 mm stone surfaces. Custom joinery, a mirror splashback and other design features make this a very special space for family and friends to gather. Quality Bosch appliances include a gas cooktop, 900 mm oven, rangehood and dishwasher.

This unique Hall residence has established gardens, a fishpond, tennis court with solar lighting and much more.

The home offers four generous bedrooms and a large study (that can easily serve as a fifth bedroom) and a multi-purpose room downstairs (perfect for a teenager’s retreat or studio). The master bedroom is segregated for total privacy and has a high-end ensuite, stacks of robe space and a separate shoe cupboard.

The two additional bathrooms have been renovated to high-quality standards. The laundry is also renovated and offers plenty of storage.

The property has ducted gas heating (two separate systems) and a ducted air conditioning system for cool in summer and warmth in winter. A prestigious Cheminees Philippe cast iron wood heating fireplace is both efficient and stylish. Another feature is the ducted vacuum system.

Formal and informal living and entertaining spaces look out on the spectacular bush setting.

The double garage (41 m² approx) has internal access and a roller door, and there’s also considerable under house storage. A rainwater storage tank, an automatic irrigation system, a large storage shed and plenty of parking is available on the secondary driveway with additional car park.

“The location is what attracted many to view the property,” says Andrew. “It’s a premium location within charming Hall Village and only minutes from Gungahlin and Belconnen town centres.”

The property is also close to the Casey Town Market and the amenities of the Hall Village, including a local pub, produce store, two cafes and more.

“It’s an oasis,” says Andrew. “A country retreat with the convenience of city living.”

In breaking the record, Andrew topped his own sale in the same area last year – another stunning Hall property on Victoria Street.
