The below real estate market snapshot has been compiled based on the last week’s activity throughout Canberra and Queanbeyan. Percentages represent the increase/decrease from the previous week.

Highest Sale: $1,925,000
Lowest Price: $220,000
Average Sale Price: $546,706 (+ 5.59%)
2,449 properties currently for sale
37 sales properties had price reductions
88 properties went under offer
106 properties SOLD!
201 properties have come onto the market
31 properties up for auction this coming weekend

RENTALS

Highest Rental: $1,050 per week
Lowest Rental: $175 per week
Average Rental Price: $424 (+ 1.92%)
3,019 properties currently for rent
238 rental properties had price reductions
273 properties RENTED!
387 properties have come onto the market

Hi Stodsy. Thanks for getting in touch. The numbers fluctuate in this way for a variety of reasons, such as old property listings either expiring or being withdrawn.

It’s also worth noting that if a property listing is missing vital information (such as dates or price information) it is excluded from the total figure of ‘properties rented’.

Can someone at Allhomes please explain something to me? I’ve reviewed your numbers since April and the number of properties coming onto the market is significanty greater than the number of properties being rented (2094). This would suggest large increases in the overall number of rental properties. However, the number of properties for rent seems pretty constant and fluctuates between 2700 and 3100.

The number today is 2715 even though your article shows 3019 on the 25th April and we had a net gain in properties coming on the market. How is this possible?
