Remember the blocks in the old suburbs, like O’Connor, where it’s now not uncommon to knock down a single home and build four or five townhouses on it?
The quarter-acre block may seem like a dream from days past, particularly in our modern urban environment, where we are squeezed for land to build homes on, but maybe the dream hasn’t died, and the best of country life and city life can be combined in one place.
That place is Googong.
Twenty-one blocks of 1000 to 1172 square metres are now available at Sunset Googong, ranging in price from $449,100 to $494,100, situated on the edge of the estate, allowing unobstructed views of the countryside and providing a massive backyard for the kids.
Nearby is the centre of Googong, which has amenities including a community centre, library, indoor sports and aquatic centre, sporting fields and a neighbourhood clubhouse, complete with swimming pool, tennis courts, a gym and meeting rooms.
But that’s not all, this quarter acre block comes with something our parents and grandparents never had access to – an integrated water cycle system.
When you build your dream home here, you’ll connect to sewerage and potable drinking water, but with one big difference. Your sewerage and grey water won’t go to the same place everyone else’s does. It will go instead to a dedicated recycling plant, which will ensure the water is recycled for irrigation of plants and lawns, and after recycling, back into the stormwater system.
Parks are plentiful at Googong and a country lifestyle is easily possible. Close by is the Googong Foreshore and the Googong Dam, where residents will be able to enjoy sailing, kayaking, picnicking, fishing, mountain bike riding or bushwalking.
When it comes to designing your new home, your build will only need to comply with the Queanbeyan-Palerang Council’s Basix requirements on environmental sustainability, not extra requirements which make individuality impossible. There are no urban planning rules dictating what the colour of your building materials must be, or what paint colours you are allowed to use externally.
“These blocks are a great price,” said Elders Real Estate Agent Jon Stumbles. “If you compare the price per square metre there’s no more cost-effective way to buy a quarter acre or so,” he said.
“And it’s so close to Canberra, from June or July it will be dual carriageway all the way to Googong. Close to the city, but it’s out in the country,” said Jon.
