Narooma’s Black Bream Point, a 40 acre absolute waterfront property on Wagonga Inlet, is for sale and is expected to fetch up to $11 million.

The iconic property, complete with eight guest cottages and an owners’ residence, is for sale by expressions of interest and the selling agent, David Nolan from Webster Nolan Real Estate in Sydney, says interest in the property has been “unbelievable”.

He says the secluded holiday retreat and working farm in a “never to be repeated location” is a rare offering on the South Coast.

“I’ve been selling properties at Narooma for as long as I can remember and I’ve never sold anything like this – it is really a stand-out property,” he says.

“People are falling in love with the unique, secluded location surrounded by water and bushland.”

Mr Nolan says it’s unlikely that planning laws would permit such a significant waterfront development now or in the future.

“If it was a bare block, you probably wouldn’t be able to develop something like this today.”

The picture postcard property has about 1.2 kilometres of water frontage and is home to eight holiday cottages plus a four-bedroom owners’ residence.

The licenced jetty and boat ramp provide direct access to Wagonga Inlet and the ocean and it’s a 10-minute drive to Narooma township and 40 minutes to Moruya Airport, providing convenience access for city owners or guests.

Mr Nolan says the current owners have developed and maintained the property for the past 21 years.

“It’s in immaculate condition,” he says.

“The cottages are all proper homes, they’re not demountable buildings, and they’re in magnificent condition.

“It’s rare to find a property like this that has been so well maintained.”

The DA allows for a further two cottages to be constructed and there are some excellent elevated building sites available which enjoy picturesque Wagonga Inlet and ocean views.

He expects a buyer with “smart money” to snap up the property.

“I think smart money knows great real estate, and Narooma is being discovered as a unique getaway surrounded by pristine waterways and forest,” he says.

“It’s becoming a big go-to location for some pretty successful people.”

He says this region of the South Coast has so much natural beauty to offer and more and more people are discovering Narooma, either to live permanently or for holidays.

“The private point is fully fenced and, in addition to the cottages and all that comes with running a highly regarded tourist destination, the owner also finds time to run his herd of Angus cows and calves (not included in sale) and dabble in the veggie garden and cottage orchard,” Mr Nolan says.
