The original homestead of Capricorn Park, one of the best known equestrian facilities in the region, is ready to become yours – it’s on the market for the first time in more than three decades.

This iconic estate, first established in the late 1960s, was originally a training and breeding facility for Quarter Horse breeds and later for Thoroughbreds. With eight covered tie-up stalls, a covered sand roll yard and a heated wash bay, it’s perfect for lovers of all things equestrian.

84 Capricorn Place is located on the road between Murrumbateman and Yass. It is set within 50.2 acres of land and has stunning views over the Yass Valley. The home sprawls across almost 800 square metres of living area, with six bedrooms, five living areas and three bathrooms – all looking onto an expansive outdoor area and inground swimming pool.

MARQ Property agent Sam McGregor said that it’s the views that make this property one of a kind.

“What is outstanding to me is the view. This property has some of the best views, if not the best views, in the Yass Valley,” he said, adding that these are best enjoyed from the hand-built sky-viewing studio.

The property combines the best of both worlds: incredible views and rolling pastures, but close proximity to Canberra city. The house looks onto the Jeir Creek and across the Capricorn Park estate and Brindabella Hills vineyard, making you feel like you’re “in the absolute middle of nowhere” – but you’re only 11 minutes away from the ACT border.

This expansive homestead was built to house a large family and care staff, making it perfectly suited to large families or multigenerational living.

The current layout is a testament to the architecture of a bygone era – Sam notes that “the biggest feedback that I’m getting consistently is it looks like a country club”.

This eclectic architectural style, built around the focal point of the swimming pool, is unique and quite different from how houses are built now.

As you enter the home, you’re greeted by the formal living and dining area. With its welcoming stone fireplace, the living area leads through to a bar and billiards room – perfect for entertaining guests.

The bright, modern kitchen has a breakfast bar leading to the main living area, which has built-in storage.

Two bedrooms are on the left side of the house close to the kitchen and living room, serving as a secondary living quarter, while the remaining four are on the right. Four bedrooms have built-in wardrobes, and the master bedroom has a walk-in robe.

Each room has its own unique outlook across the Capricorn Park estate – Jeir Creek and its 12-hole golf course to the south and the expansive gardens of Capricorn Park to the north.

While the indoors are as stunning as they are expansive, it’s the outdoors where this property really shines.

“The standout feature is the way it’s situated on the block around the swimming pool … the heart of Capricorn,” Sam said. Surrounding this is an outdoor entertainment space, including a covered area and a sauna.

The homestead is served by an established paddock with old trees, lush lawns, an orchard and chicken run, an eight-bay stable block with concrete floors, a wash bay and a large holding stable.

To the rear of the property is an expansive acreage holding, which is well-suited to small-scale agriculture or outdoor pursuits.

The former owner, who bought the property in the early 1990s, is proud of how the outdoor space has been maintained. For example, Sam noted that the red Dublin Bay roses along the white fencing were planted 30 years ago, but they’re still a “standout feature” that everyone notices.
