A bargain two-bedroom brick unit near the water in the beautiful beachside town of Eden is for sale at just $155,000 and offers an enticing drawcard for those looking to escape Canberra’s chilly winters.

Whale-watching, swimming, boating, fishing and playing golf are just some of the attractions awaiting anyone making a ‘sea-change’ to Eden but the price tag on this property is an incentive all on its own.

Eden is regularly listed by property analysts as one of the cheapest beach areas on the NSW South Coast where you can grab a bargain but even by those standards it is hard to get this kind of value for money.

“It is the only one listed at that moment in that price range and the availability of properties in that price range is getting rarer and rarer,” said listing agent Craig Lukey of Eden Realty.

Added to that, the unit is only a few minutes’ stroll to Lake Curalo and from there you can take in the views of the level boardwalk as you walk for 15-20 minutes to the white sandy Aslings Beach.

Mr Lukey said that investments in Eden such as a $54 million upgrade of the wharf for cruise ships mean that property prices are on the rise and property buyers won’t be able to secure such bargains for much longer.

“Eden is well and truly moving forward and it’s a good time to invest,” he said.

Mr Lukey said the unit can be rented out for $190-$200 per week meaning it offers a good return for such an affordable price.

“The return on investment is as good as anywhere on the South Coast,” he said.

The unit is number 7 and it is located on the first floor of a small block of units at 2-6 Lakeside Drive Eden.

“It is a very solid concrete and double brick construction with built-ins in both bedrooms, good quality bathroom with bath, nice kitchen with island bench, electric stove and front loading washing machine built in,” Mr Lukey said.

The unit also has a veranda and comes with a carport space and a common space with level lawns. It is also not far from the popular Eden Golf Course.

Eden has a population of a little over 3,000 and has a quiet, peaceful feel according to Mr Lukey.

“It is easy to get a car park and you don’t wait long for a meal,” he said.

“The coastline down here is amazing. It is an exceptional part of the coast,” he said.
