Premium blocks on offer as interest heats up for second Woodbury Ridge land release

The highly anticipated second stage of Sutton’s Woodbury Ridge will be released on 4 February after overwhelming demand saw the first stage ballot in October significantly oversubscribed.

Capital Plus 1 Real Estate sales agent Andrew Cook said those that missed out on a block in the first release will have another opportunity to secure a parcel of land ranging in size from 5000 square metres up to 1.3 hectares.

“Demand has been very strong for this development in the thriving Sutton village right on Canberra’s doorstep,” Andrew said.

“We’ve had a lot of people from regional areas such as Goulburn, Collector and Gunning wanting to be a little closer to town, and a lot of Canberrans looking for more space and a quieter atmosphere.”

The lots are being sold via Expression of Interest, and people can inspect the lots available every Saturday throughout February. Expressions of interest must be submitted by 5 pm on Monday, 27 February.

Andrew expects the second stage to be just as hot as the first, with many of the premium east-facing lots hitting the market.

“We’ll be releasing many of the more attractive blocks within the estate.

These blocks have amazing panoramic views looking over the Yass River conservation areas and surrounding farmland.”

The entire development consists of only 66 lots: 19 Village blocks, 32 Hilltop blocks, 11 Riverside blocks – including three with direct river frontage – and four large Stewardship blocks.

The new community will also feature a park with a playground, pond and sports area.

Andrew says the ecologically sensitive design of the development has been popular with those that have already snapped up blocks and those hoping to secure one in the second release.

“The significant conservation aspects of Woodbury Ridge have been highly sought after,” he said.

“The site is 185 hectares in total and 100 hectares of that will be managed under stewardship agreements.

“Areas identified as being of high ecological value will be protected, while Design Guidelines for the estate will encourage high-quality, sustainable design principles to be adopted by homeowners.

“Purchasing in Woodbury Ridge provides an opportunity to opt into a community that values excellence in architectural design and sustainability principles.

“That concept bodes well with buyers.”

The Hilltop lots, which have conservation areas and building envelopes designed to make the most of the views, have been really popular with potential buyers that have visited the site.

“People are excited about being able to manage their own patch of land, which is home to several vulnerable species, including the Superb Parrot and Golden Sun Moth, as well as remnants of Box-gum Woodlands,” Andrew said.

The Riverside lots feature larger building envelopes with even more freedom to build. The Hilltop and Riverside lots could be used to run a few head of cattle, sheep, goats or alpacas, while horses will also be permitted in the Riverside area.

Woodbury Ridge is nestled in a tranquil rural setting where residents will find the space they desire without sacrificing the convenience of being close to the city.

The quaint village of Sutton has exploded with amenities in recent years and boasts wineries, bakeries and an art gallery. The region offers a serene rural setting to unwind, yet you will be able to walk your children to the local school, preschool and shops.

Construction work is well underway, with blocks expected to be registered by November. Owners could have their house plans ready and begin building their new home by the end of the year.
