Sparkling Cooma home in surprise location

When the owners of 27 Soho Street bought this four-bedroom home overlooking Cooma 12 years ago, they were well aware it needed attention, but its seclusion suited their desire for privacy.

On an elevated, one-acre block, the home belonged to a local doctor for many years. “When you drive down the street you don’t even know it is there; it is on a hill which backs on to what is called Nanny Goat Reserve,” Fergusson Real Estate principal Shannon Fergusson says. The home is now listed for sale with Shannon, who says even though it sits in the heart of Cooma, he is expecting many local people will be unaware it is there.

A substantial renovation has taken place over the last decade, transforming the home into an impressive residence, which dates back to 1908. A combustion wood heater in the central hallway area warms the surrounding rooms in winter while a natural gas log fire glows from the main living room. Reverse cycle air-conditioning units are in the lounge room and main bedroom.

Within walking distance of the main shopping area, the home is directly opposite the police station. Shannon says the vendors have put a lot of work into the garden and landscaping outside.

“The owners were particular about how things were done. Everything has been done extremely well. They have put a lot of work into having nice grass areas, they brought a lot of soil in and levelled areas and installed watering systems,” he said.

Views

With a view like this, you’ll appreciate the large windows.

A carport and workshop occupy one corner of the large block, a children’s play area is in another area while stone walls separate the various levels of land and other landscape features. The home is listed with a price guide of $875,000 to $900,000.

Shannon says the Cooma market has jumped about 25 per cent since 2017, mainly because of the Australian Government’s Snowy 2.0 hydro-electricity project. “There has been a real shortage of properties for sale in the last 18 months, but quite a good demand for property from investors and people up-sizing,” Shannon says. “We do get Sydney and Canberra investors as well, but our local market is pretty strong.”
