A Canberra surgeon plans to build a new private medical centre in Turner, replacing the current single-level former childcare centre with a four-storey building.
Dr Amir Butt, through his family company Butt Family Investments Pty Ltd, has lodged a development application for the $5 million project designed by Hugh Gordon Architects to be constructed on the corner of Watson Street and McKay Gardens (Block 2, Section 37).
The DA says the centre will provide a range of healthcare services, including medical and minor surgical treatments to outpatients only, and no residential or hospital accommodation is included.
Plans show it will include offices, consulting rooms, pre-op and recovery rooms, two operating theatres and two dentists’ rooms.
The ground floor will contain a small in-house cafe and pharmacy for clients and staff only, as well as a main curved corner entrance and void, a lift, stairwell and toilets.
Next to it will be a 22-space car park, with two small entrances to the building. A further 18 spaces will be provided on the first floor, contained by solid brick walls and windows.
The actual medical facility will cover the remaining two levels, with the second-floor layout yet to be determined.
On the top floor, there will be a mix of consulting rooms, dentist rooms, operating theatres and recovery and pre-op rooms as well as toilets, offices and a waiting room.
The building itself will stand not more than 15 metres high and features a mix of brick, extensive glass and curved elements across the facade.
The prominent corner entrance addressing the street will consist of a glass façade with balconies and the void over two levels.
The plans show two new verge-crossing entrance points, one from Watson Street and the other from Mackay Gardens.
The 46 parking spaces to be provided fall two short of what is required but the Traffic and Parking Assessment says these will be found in the nearby off-site public parking.
The assessment says the road network can accommodate any increase in traffic.
End-of-trip facilities will include secure bicycle parking as well as a shower, and change and storage amenities.
The development will require a change in the lease, which only allows for a childcare centre at present.
The 1277 square metre site is more than 30 metres from a residential block.
