Vantage Strata, a Canberra-based strata and facilities management company, has today announced a significant deal with Colliers International, one of Australia’s most established commercial real estate companies.
The deal will see Vantage Strata clients, who are typically property owners and investors in residential apartments within large scale complexes, gain access to extensive facilities management expertise and valuable buying power through Colliers International.
Chris Miller, Managing Director of Vantage Strata, says that today’s apartment buildings are much more sophisticated and extensive than traditional strata managers have the expertise to manage, and a new approach is required to ensure efficiency and longevity of those facilities.
“Your average 15-16 storey apartment building is now much more like an office building than a house,” says Miller. “These are highly complex environments with sophisticated compliance, contract and service management requirements. You can’t take the same approach that is used to manage a small community of units or townhouses and apply it to these buildings. It requires specialist advice and access to quality service providers who know how to handle the maintenance of large buildings.”
Colliers International, a company that has been in Canberra for over 30 years, currently manage 52 properties spanning 350,000m2 of commercial office accommodation. Their team of 16 are highly skilled in contract negotiations, compliance (i.e.: fire legislation), and critical systems monitoring for complex communal environments.
Rupert Cullen, National Director at Colliers International Canberra, says “It’s about preserving the integrity of a building so that it maintains its value for investors. When a developer designs a complex, they have a vision on how they intend it to work. But if the owners engage a strata management company who do not understand how to care for it properly, within two years the facilities that probably attracted many buyers to the building in the first place start to fail.
“Facilities management is not about taking the bins out, or picking up rubbish to maintain the grounds. That’s the work of janitors and caretakers. True facilities management is managing the entire mechanics of the building.”
Miller adds that the very nature of these new large scale precincts was the reason for founding Vantage Strata.
“Without proper strata and facilities management for these complex environments, you may end up saddled with a property that no longer provides the return you were seeking when you bought it.
“What clients need, and what traditional strata companies provide is not the same thing. We know that effective strata management now includes a deep understanding of facilities management, so we wanted to engage the industry leaders in commercial facilities management and apply that same thinking to residential clients.
“And it’s not just for new developments. As more apartment buildings across the ACT mature, they will have huge contracts that need to be managed professionally. Think about re-painting one of these complexes. This may represent millions in contract work, and it would be inappropriate for a strata manager with no expertise in contract or project management to be managing the project.
