Ginninderry releases block for sale, seeks proposals for community development

The Ginninderry Joint Venture has released an almost two-hectare block for sale with potential for a number of community infrastructure uses.

The 1.9-ha site – adjacent to the future Strathnairn Primary School and the Strathnairn Arts Precinct – will be sold after a two-stage expression of interest process.

The unzoned block is located in Ginninderry’s first suburb, Strathnairn, and sits within the established neighbourhood close to public transport routes, the Ginninderry Conservation Corridor and Paddys Park.

Ginninderry is pitching the sale at industry and community service providers, with potential uses whittled down to four after community consultation and a report from consultant SGS Economics. These are a swimming pool, an indoor sports centre, a residential development or an aged care facility.

Other uses considered included medical services, a hall, a community centre, shops and youth services.

SGS said medical services and any retail should be located on a main road while the area was already well served for a community centre, and a stand-alone youth centre would be better co-located next to a high school or major retail precinct.

It said a pool should be 25 metres in length, given there are 50-metre district pools in Molonglo and Belconnen.

A pool or indoor sports centre would also work well being located close to the proposed school.

SGS said that while there are no shops nearby, aged care should also be considered as the site was near other community infrastructure.

Residential could be a use, but there was already enough housing across Ginninderry.

The EOI remains open to other potential uses that will be assessed against Ginninderry’s triple bottom-line assessment framework of social, economic and environmental sustainability.

Ginninderry project director Stephen Harding said the block suited a range of potential uses and offered the opportunity to make a positive contribution to the Ginninderry community.

“This is a well-located site in one of Canberra’s fastest-growing regions, and I’m looking forward to the EOI process delivering a positive outcome that reflects the uniqueness of its location,” he said.

“We’ve undertaken community consultation on this site, and those outcomes, together with an analysis of site suitability, present a broad range of opportunities, including recreation, residential and aged care, among other possibilities.”

Ginninderry will service the block and seek Estate Development Plan approval.

Interested developers and their proposals will be shortlisted in September, with a tender released in October. A preferred proponent is expected to be selected in February, and a deed will be finalised in March.

Ginninderry is being developed by a Joint Venture between the ACT Government’s Suburban Land Agency (SLA) and Riverview Developments (ACT) Pty Limited.
