A dream piece of commercial real estate has gone on the market in the heart of historic Pialligo – including a large landholding, a highly profitable animal boarding business, two brick houses, and plenty of potential for further business development.

The property at 9 Beltana Road comprises 39,286 square metres – or nearly four hectares – of land and is located in a tightly held area of Canberra with a rural atmosphere but the benefit of being close to the city.

Listing agent Alex Smith of Lang+Simmons Commercial said the property is adjacent to Canberra Airport, near the Majura Park Shopping Centre and very accessible from the region around Canberra.

“The land in Pialligo is very tightly held. Canberra is one of the very few places in the country where you can get such large acreage and a beautiful rural setting less than 10 minutes from the city,” Mr Smith said.

“Included with the sale is a 62-year-old well-established animal boarding business that provides a valuable and highly profitable income stream.

“The animal boarding business is currently run by passionate staff who have been there for many years,” he said.

“The animal boarding business only occupies approximately 15 per cent of the 39,286 square metres which leaves over 30,000 square metres of opportunity for considerable additional income streams.”

Mr Smith said that, subject to planning approvals, examples of possible businesses include horse agistment facilities, retail plant nurseries, or a range of agricultural uses such as truffles or fruit orchards.

“Pialligo is a well-recognised area for selling your produce and would be a great position for leveraging any new such business into the marketplace quickly,” Mr Smith said.

The property also includes two large brick houses with wood floors, central heating and private yards.

One house has four bedrooms and the other has three bedrooms and both houses are set within well-established gardens with mature trees.

The current owner lives in one of the houses, which also has a pool.

“The property is in a lovely rural residential setting with a country lane atmosphere to the street and equestrian properties as next door neighbours,” Mr Smith said.

The property is for sale through an Expression of Interest process and Expressions of interest must be lodged by 4 pm on Thursday, November 23.
