A central landscaped green space will be a feature of the proposed redeveloped Gowrie Court site in Narrabundah where Amalgamated Property Group plans to build 158 units and 19 townhouses.
The development application for the project says the proposal includes gardens, deciduous tree plantings and landscaping with the central space providing a pedestrian and visual link through the site, connecting McIntyre and Stuart Streets with Narrabundah Oval. There will also be an internal communal open space including a lawn and barbecue area.
Amalgamated plans to build two three-storey apartment blocks fronting McIntyre Street, and two six-storey apartment buildings at the rear of the site, with the two-storey townhouses to be located in buildings near the north-east and south-west boundaries of the block.
The 158 apartments will be a mix of one, two and three-bedroom apartments, while the three and four-bedroom townhouses will have separate courtyards or gatehouse entries.
The proposal also includes an indoor gym for residents and visitors.
The development features energy and water efficiency measures with buildings oriented to the north to reduce heating and cooling needs, deciduous trees for summer shade and winter sunshine, solar panels on the two six-storey buildings, cross ventilation and fixtures aimed to cut mains water consumption water use by 40 per cent.
The DA says about two-thirds (106) of the units (158) will receive at least three hours of direct sunlight in winter, including about 30 of the 40 proposed apartments within the three-storey buildings.
All of the townhouses will achieve at least three hours of direct sunlight to daytime living areas between 9:00 am and 3:00 pm during the winter solstice.
There will be two levels of basement car parking for apartment residents and their guests, with lifts provided. Some of the apartment car parking includes tandem spaces; the townhouses will have adjoining garages.
Nineteen dwellings (15 apartments and four townhouses) are to be adaptable within the development.
Demolition of the existing public housing buildings has already been approved.
Amalgamated Property Group bought the former Gowrie Court public housing site (Block 3 Section 62) in Narrabundah at a Suburban Land Agency auction in March for $20 million, as part of the ACT Government’s Asset Recycling Initiative.
