Innovative developer and property owner Molonglo Group has injected a little bit of NewActon into the southern end of the city, building three distinctive recycled, timber-clad kiosks next to Casino Canberra in Allara Street.
One is now a cafe but Molonglo believes the remaining sites would suit boutique businesses that would bring something different to that part of town, much the same way as NewActon has been enlivened.
The newly built kiosks sit outside 33 Allara Street and the Laing+Simmons listing says they are in a prime position, beautifully designed and have exceptional ambience. One has a floor space of 32 square metres and the other is slightly bigger at 40 square metres.
Agent Chris Antos says they would suit anything from a barber and beauty shop to newsagent to fashion. Even a bike or skateboard shop would work, says Mr Antos.
“There are lots of opportunities for the right tenant,” he says.
The kiosks are in a prime position, beautifully designed and have exceptional ambience.
The area is experiencing increasing foot traffic with a large Government office nearby. New developments such as Morris Property Group’s 200-unit Highgate complex and the Snow family’s Constitution Place project will bring even more activity to that part of town to support service-based businesses.
“Its a unique opportunity because there is not much like this in Canberra at the moment,” Mr Antos says.
The serviced kiosks do not have grease traps but the area already has plenty of cafes, he says.
Mr Antos says the right retailer could be a destination shopping or service experience and bring more variety to the area.
The kiosks are being leased at $32,500 a year (ex GST).
