Eastlake Football Club is moving on its planned redevelopment of its Kaleen sports club site, lodging plans for a six-building complex that will deliver 96 dwellings and an indoor pool.
The project at 16 Georgina Street, opposite Kaleen Plaza, is expected to cost almost $33 million.
The pool, including a swim school, will be housed in a two-storey indoor recreation facility. The proposed residential component is a row of two-storey townhouses across three buildings and two four-storey plus attic buildings set around a landscaped central courtyard.
The plans show 79 one, two and three-bedroom residential apartments and 17 two and three-bedroom townhouses with courtyards.
One of the apartment buildings will contain 10 one-beds, 12 one-beds and studios, 18 two-beds and six three-beds.
The other will have six one-beds, eight two-beds and 18 three-beds.
One townhouse building will contain three three-beds, the second 10 two-beds and two three-beds and the third two-beds and a one-bed apartment.
The complex will have two levels of basement, providing 152 parking spaces for residents and 18 for the indoor recreation facility.
The DA’s traffic report says the 170 spaces are short of the 190 to 198 assessed, but those extra vehicles, including visitors, can be accommodated within the existing car parking surrounding Kaleen Plaza.
The DA prepared by Purdon Planning argues that reducing parking can encourage healthy lifestyles and active travel and reduce congestion.
Enough electrical capacity is proposed for a minimum of 100 EV-ready spaces to allow EV charging if desired.

The traffic report says the proposed development is expected to generate 58 to 154 vehicle trips during peak hours.
The development could offer 128 secure and 20 convenient bicycle parking spaces, with 12 short-term bicycle rails at the front.
A lane on the south side of the site from Georgina Crescent will provide access for services and deliveries. Trucks will reverse into the site and leave in a forward direction.
People on foot will access the development on landscaped and lit walkways connected with the surrounding pedestrian and bicycle path network.
Communal open space will total 1512 sqm and there will be 1858 sqm of private open space. About half of the communal area is expected to receive more than three hours of sunlight during the winter solstice.
The development will cover 72 per cent of the site, with the rest given over to deep soil zones and permeable areas for shade trees and driveways. A 35 per cent canopy cover will be achieved over the portion of the site not covered by buildings.
The DA says the buildings will use a combination of brick and cladding “with vibrant colours and light tones creating a cohesive and visually appealing development”.
In 2022, Eastlake lodged a development application to change its market Crown lease to allow residential development of up to 110 multi-units and maintain an indoor recreation facility for public use, but limited to 1400 square metres without a fitness centre (gym/gymnasium, yoga, Pilates or Crossfit venue) or associated amenities.
That was approved in 2023.
CEO Anthony Ratcliffe told Region in 2022 that the building had reached the end of its useful life a while ago and that the site needed to be redeveloped.
