Final stage of Founders Lane precinct unveiled

Plans for the final stage of the Founders Lane precinct in the city have been unveiled, revealing a nine-storey mixed-use building with ground floor retail and 254 apartments.

JWLand has lodged a development application for the building, the fourth stage of the precinct located between the Canberra Centre and Gorman House.

The almost $43 million project fronting Cooyong Street will include 15,505 square metres of residential space dominated by one-bedroom apartments, with 202 of that size proposed, along with 50 two-bedroom and only two three-bedroom dwellings.

On the ground floor, there will be 1470 square metres of retail including eight commercial tenancies and one community space.

The DA says the proposed development provides a high level of internal and external amenity for both residents and visitors, with a number of communal areas incorporated throughout the site design.

The development features a central major landscaped open space, including retained registered trees, in tandem with ground floor commercial spaces and private open spaces.

“These spaces have been designed to accommodate communal congregation, leisure, and general recreation activities with the aim of creating a vibrant community feeling within the precinct,” the DA says.

It says a number of high-quality public landscape / urban spaces will allow pedestrians to move between Cooyong and Currong Streets.

“The communal space within the central arcade level has been designed as a thoroughfare to promote activity, and has incorporated generous access for cyclists and people with disabilities with a gentle grade responding to the slope of the site,” the DA says.

The proposal also includes amended basement plans which were lodged as part of the preceding stage.

There will now be 706 car spaces across the three basement levels – and 24 motorcycle spaces – as well as 92 on-street parking spaces, bringing the total amount of parking provided to 798, 10 more than required.

The traffic report says that the building will generate 111 trips in the morning peak and 185 in the PM peak.

Founders Lane will include over 700 new homes across four buildings, with the entire precinct expected to be completed in 2020.

JWLand says the precinct will deliver a new childcare centre with architecturally designed indoor and outdoor play areas, public green spaces, greater connectivity between the city and Braddon, improved access to public transport via a new pedestrian green link from Cooyong Street to Currong Street, and an eclectic mix of cafés, restaurants and boutique retail stores.

Stage 1 and 2 is expected to be completed in late 2019.
