Justin's approach Taylor-made for real estate success

As a former professional golfer, Justin Taylor knows a thing or two about discipline and competition.

These skills have held him in good stead since he swung over to his career as a real estate agent, and they’re partly why he’s just been ranked #4 in the Top 50 Deal Makers Australia ‘Real Estate Business Dealmakers Awards 2019’.

“I had to work really hard, every day, to be the best golfer I could be,” says Justin, director and sales agent at McGrath Estate Agents.

“These days I work just as hard to be the best real estate agent I can be. It’s about aiming to be a 10 out of 10 every time.”

Now in its third year, the REB awards rank real estate dealmakers to uncover the nation’s top performers. A range of metrics are analysed to determine rank, including the number of sales, consistency of sales, year-on-year growth and average days on market, so the awards are based on hard data.

Justin, a registered agent in the ACT and New South Wales, has sold more than 850 properties worth $475 million since entering the industry in 2003. He ranks among the top agents in the McGrath family and, after a bumper year, is now in the top level in Australia with a 99 per cent list-to-sell ratio (properties listed versus properties sold).

“It was a bit of a shock to place #4, but I’ve been working with Dimi Romero for some time now and we’ve seen steady improvement in our performance; Dimi has been a great asset to our team,” says Justin. “We’re proud because in our view ‘Real Estate Business’ is a leading industry resource and their annual rewards are respected and reputable.”

But perhaps Justin’s biggest winning asset – his “number 1 thing” as he calls it – is that his reputation means more than any commission or sale.

“If you can genuinely operate by protecting your reputation above all else, you’ll do well in the crowded real estate space,” says Justin. “This means delivering on everything you say you’re going to deliver, operating with integrity, being truthful, giving the right advice, and never being afraid to admit when you’re wrong.”

One of Justin’s favourite quotes is by Australian entrepreneur John McGrath, the founder of McGrath Estate Agents, which listed on the ASX at the beginning of 2015.

“John is on record saying that great results are just never down to one thing – it’s everything,” says Justin. “That’s why I concentrate on ticking all the ‘little one-percenters’. It works.”

Justin says consumers are savvier today than ever.

“With competition at peak levels, coupled with changing markets and record-low interest rates, they’re demanding their agents be true masters of their craft, and rightly so,” says Justin.

Being a real estate agent is serious business, with clients handing agents the keys to their biggest asset. “This comes with huge responsibility,” says Justin. “This is my profession, not a quick money-making gig. We treat every listing as though I was selling my own property or a family member’s property.”

The way Justin and Dimi handle open homes is another success factor. Both attend all open homes together so they can showcase each property with care and maximise interaction with potential buyers. The dynamic duo also leave comfortable gaps in between open homes, so they’re never late and never have to leave early.

Customer service is also key. Once more, Justin brings years of experience to the table, having worked from a young age in the family-owned golf store. “I worked on school holidays learning so much along the way about service and sales,” says Justin.

While Justin has sold real estate in most areas of the ACT since he began his real estate career in 2003, his specialty is primarily the Gungahlin region, where he has consistently been a top performer and achieved multiple suburb records along the way.

He’s so confident in his performance that he presents potential clients with a list of his sales and tells them they can pick any seller from the list. “I’ll then put them in touch so the seller can talk directly about their experience,” says Justin.

This isn’t Justin’s first award and likely won’t be his last. He’s been a finalist for the national regional agent of the year, and previously been ranked as a Top 10 national salesperson and Top 5 in NSW/ACT.
