A luxurious five-bedroom home, architecturally designed to create a private courtyard around a resort-style swimming pool could set the highest sale price for Canberra this year.
It is almost two decades since 4 Nares Crescent, Forrest took shape over 12 months, subsequently winning an industry award for design, and holding its near-new feel year-in, year-out.
The brief required architects Glen Dowse and Ajanthan Bala (AJ) to design a home for a growing family, with self-contained accommodation for one of the couple’s parents, a front-room office, all on a single-level wrapped around the pool and entertainment area. The two architects worked respectfully within a heritage precinct.
The DNA Architects duo designed five separate living zones. Each has its own marble bathroom and walk-in robes, two full internal kitchens and a fully appointed walk-in butler’s pantry.
“It was in a blue-chip location. We kept that in mind and it needed to fit in with the typology and scale of dwellings in that suburb as well, but also to provide some privacy for the occupants and tick their boxes in regard to the brief,” AJ says. The owners also wanted a porte-cochere entry, which required planning and engineering expertise to ensure an entry could cantilever that far.
While its prime location, including walking distance to Grammar schools and lavish inclusions, are exceptional, AJ says the outstanding feature is space.
“The volume and space you get in the main kitchen/dining/living area is remarkable because it is quite a tall space. But it also connects to the outdoors, to the pool area, as well as the formal dining and formal lounge rooms, the master bedroom and then the cabana on the other side. They all sort of feed into that central courtyard space, which makes it quite a lively space,” he says.
One of the listing agents, Belle Property Kingston principal Louise Harget says upon walking into the living areas, your gaze is immediately carried up towards the five-metre ceilings which transcend the space.
AJ says the discreet frontage is under-stated because it is set back behind hedges. “It is not a tall sort of building, probably a storey-and-a-half given the volume, but is understated from the street.”
Louise and Belle Property Kingston principal Richard Davies are inviting expressions of interest for 4 Nares Crescent, which close on Thursday, 28 November at 1:00 pm. Louise says families in the area in older homes looking for something that needs less maintenance, people opting away from a big renovation, or don’t have the time to build will appreciate what is on offer.
“Our owner has ensured that the craftsmanship of all inclusions within this little slice of heaven are synonymous with quality and luxury. A buyer who appreciates this attention to detail but doesn’t care for the meticulous task of building a home to this standard could simply move right in and enjoy,” she says.
“If you are into running or riding up Red Hill, you are on the foothills but unlike Mugga Way where you get the bustle of busy traffic, Nares Crescent is completely secluded. In the pool area, the surround sound system works similarly to an amphitheatre. Canberra is a world away, not a neighbour in sight, a sleepy little pocket which exists exclusively to eight homes.” Louise says.
The main kitchen has a Calacatta marble waterfall island bench facing the family room, Qasair dual-range hoods, integrated Liebherr fridges/freezer, Vintec bar fridge and abundant floor-to-ceiling storage. From the adjoining dining room is entry to the climate-controlled 200-bottle ‘air slate’ wine room.
Sub-floor zoned central heating and air-conditioning operate throughout the house, as do automated internal blinds and lighting, automatic remote-control windows, CCTV security and video intercom. The integrated B&O surround sound entertainment systems are throughout the home’s plush interior and outside.
A pool house with kitchenette and bathroom complement the solar and gas-heated pool. An air-conditioned gymnasium is also off the courtyard. The triple garage adjoins a workshop. Everything is spaciously set out on 2,136 square metres, with neatly clipped hedges, a large and lush lawn area and abundant trees.
“An oasis has been created here in Canberra. The central pool and courtyard will keep children entertained for hours while parents play host and keep a watchful eye from within the fully equipped kitchen. This opulent, dynamic and functional home will leave you dreaming of everyday life in your own private retreat,” Louise says.
