Uber-efficient Denman Prospect home provides year-round comfort without breaking the bank

Stay cool in Canberra’s summers and warm in its winters at 8 Jegorow Street in Denman Prospect – all without blowing out your electricity bill.

The 2019 DJ Homes built abode boasts an energy efficiency rating of 6 and a laundry list of smart features designed for comfort and cost minimisation.

“There’s been a lot of thought in the whole design of the home,” she says.

“The current owners were really passionate about that and worked closely with their builders to achieve perfect solar orientation and thermal mass.”

It may sound abstract, but in combination with a 6.3 kW solar array, 9.6 kWh home battery system, efficient hydronic in-floor heating, double-glazed UPVC doors and windows and two water tanks, Cris says there are very real benefits.

“The current owners only ever really need to use the hydronic in-slab heating if there’s five days of cloudy days and that’s rare in Canberra,” she says.

“They also tell me that the house rarely gets under 18 degrees and it sits at a comfortable average of 23 degrees all year round.”

The hub of the home blends these smart solar passive features and modern design with heat-banking high-polish concrete floors throughout the living, dining and kitchen areas.

Ceilings extend as high as 4.4 metres above the salt-and-pepper flooring, flanked by a wall of glass sliders and clerestory windows, maximising northern sun and garden views.

Meanwhile, deep eaves measured to local sun patterns and ceiling fans work in tandem with cleverly placed windows to cool the home during the hotter months.

“Basically, there’s just such great cross ventilation throughout the home, you don’t actually need any additional artificial cooling,” Cris explains.

A spacious, modern kitchen centred around an imposing stone island bench is positioned on the southern side of the home’s central hub.

It includes ample storage courtesy of two full-height pantries, banks of soft-touch drawers and integrated Blanco stainless steel appliances, including dual wall-mounted ovens.

The master wing is on the same side of the home as the central hub, positioned diagonally opposite the three remaining bedrooms for maximum privacy. Generously sized, it’s equipped with a walk-in robe with dedicated shelving and an ensuite bathroom with a wide, open walk-in rain shower, while a wall of garden-facing windows fitted with sheers let in soft filtered light and pretty views.

Two of the three remaining bedrooms feature built-in robes and are near the family bathroom. Wide double doors separate the fourth bedroom (or home office) from the living space.

Outdoors, a covered entertaining deck with an outdoor kitchen sits beside a professionally landscaped garden filled with a cornucopia of natives, fruiting trees, herbs and vegetables.

“You almost never would need to leave your home because there’s just so many varieties of fruits and vegetables that in summer, in particular, are highly productive,” Cris says.

The home also includes a large 60 square metre double garage with an auto roller door, extra high 2.4 metre ceilings for larger vehicles, extra storage space and internal access.

But you probably won’t need to hop in your car all that often with the home an easy stroll to Denman Village shops, parks and Mount Stromlo’s walking, biking and equestrian trails.

The home at 8 Jegorow Street in Denman Prospect goes to auction on Saturday, 28 October, from 3 pm. It will be open for inspection on Saturday, 21 October, from 1 pm to 1:30 pm and on Thursday, 26 October, from 4:45 pm to 5:15 pm.
