'High point' of new Yass River development to be revealed at community open day

Stage Three of a wildly popular new residential and community development along the picturesque Yass River will be announced at an Open Day this month.

With a mere handful of blocks left in Stage One and Two of the Yarrah development, sales agent Naish Stormon of LJ Hooker/Yarrah has good reason to believe Stage Three will follow suit.

“Being the most elevated section of the Yarrah development, this is quite literally the ‘high point’ of the residential blocks, and with sweeping views of the rolling hills of the Yass Valley,” he says.

The release in Stage Three opens a new area of Yarrah and comprises six larger blocks ranging from 701 sqm to 1038 sqm. House and land packages will also be available on low-maintenance lots from 405 sqm to 507 sqm.

Diversity and affordability are key design principles of Yarrah, which is why land starts from $275,000 and house and land packages start from $549,000.

Recent data shows that while some Googong and Canberra properties cost between $850 and $1000 per square metre, Yarrah sits at around $550.

Naish says this leaves purchasers with more capital to invest into achieving their dream home.

“Yarrah is only 40 minutes from Canberra. Plots of land in developments a comparable distance from the nation’s capital are being sold for significantly more and require substantial earthworks,” Naish says.

“Not only is the land more affordable but on many of the blocks at Yarrah, the benched building pad has been completed as part of the subdivision works, which enables builders to start building quicker and more easily.

“It means purchasers aren’t having to pay for substantial unknown risks associated with major site cuts that can cost into the tens of thousands.”

But value for money, while an uncommon drawcard for a development, is not the only reason Yarrah plots have been flying off the plan.

Adjoining the Yass township, Yarrah is a Master Planned community designed to cater for all demographics, from growing families to young working professionals and downsizers.

When all is done and dusted, not only will it deliver over 700 dwellings but also a mixed-use activity centre and an astounding 11 hectares of open space, providing ample opportunities for residents to connect with nature and enjoy outdoor activities.

“Other developments seem to consist of heaps of blocks of land and no amenity. Yarrah is masterplanned and intentional, with a future retirement village and future activity centre planned to contain a hotel, restaurant, cafe, wellness facilities, retail and recreation,” Naish says.

“We’re not just building houses – we’re building the infrastructure needed to support a community.”

Built on a previously “underdeveloped” parcel along the Yass River, Yarrah is minutes from the Yass CBD. Its unique location provides breathtaking views and a sense of remoteness, while modern conveniences are minutes away.

Thought has gone into future-proofing the communities that will eventually flourish there; not only will residents automatically benefit from the array of existing services and facilities at Yass, but the Yarrah master plan will also deliver supporting social infrastructure, utility and amenities.

“For instance, Yarrah’s Master Plan features ‘Estate Lots’, which include dual services, meaning if an owner of a larger block decides to sub-divide, the second dwelling’s service connections are already approved and installed,” Naish says.

“The houses proposed in the house and land packages are designed to account for all stages of life including options for growth and extension – space for carports and extra bedrooms.

“The quality of the builds is exceptional, without buyers being charged an arm and a leg for unnecessary or unexpected variations.”

The community is invited to see for themselves at an Open Day on Saturday, 22 February, from 10 am to 4 pm.

There will be a free barbecue, light refreshments, face painting, a sales suite, as well as staff on site to show interested parties the masterplans, site plans and house and land packages.
